Detour Ahead: McDonald Ave. at Park Rd, Starting Oct. 6

Starting on Oct 6th, McDonald Ave will be closed at Park Rd. This is necessary as crews begin the third phase of wastewater pipe improvements along the Dairy Branch.

The start date has been adjusted due to nearby utility work and associated traffic impacts in the Park Rd and Ideal Way area.

What:
• Part 1: McDonald/Park Rd intersection will be closed for approximately two days to cross gravity sewer into center of Park Rd.
• Part 2: Once the crossing is complete, intersection above will be reopened, and Park Rd's northbound lane will be closed from McDonald Ave to Ideal Way (10/8-12/8).

Why: Installing new gravity wastewater pipes in Park Rd to increase capacity for the area/basin.

In addition to the above closures, there will be numerous other "sections" of closures and traffic detours along Park Rd (from McDonald Ave to Lennox Ave) and McDonald Ave (from south of Ideal Way to Magnolia Ave) throughout this project. The entire project is anticipated to run from September 2026 to October 2027. Alerts will be sent prior to changes in traffic pattern shifts.

When:
• Part 1: 10/6/2026 - 10/7/2026
• Part 2: 10/8/2026-12/8/2026

Those who live, work or travel through the area are encouraged to sign up for text alerts to receive timely construction and traffic updates.

Text DAIRYBRANCH to 704-584-5959 to sign up.

Hi Neighbors!
Following our monthly Board meeting, we have a few key updates, reminders, upcoming schedules, and opportunities to get involved as we wrap up the summer season!

1. Upcoming Water Shut-Off: Please mark your calendars for Wed, Sept 23rd. As shared in our previous updates, we are installing new building shut-off valves in each courtyard to modernize our plumbing infrastructure. This project requires a campus-wide water main shutdown from 8am-5pm while crews service Courtyards 8 and 9. Please plan accordingly, and we appreciate your patience as we complete these essential system upgrades.

2. End-of-Summer Pool Closing: While it is always bittersweet to see summer fade, there is still time for a quick dip! The final day to enjoy the community pool will be Sun, Sept 27th. Make sure to soak up the sunshine and lounge poolside one last time before we welcome fall, y’all!

3. Join a Subcommittee & Get Involved: Are you looking for ways to enhance our neighborhood? We are looking for volunteers to help tackle key community projects! For example, we are launching a Tree & Landscaping Subcommittee to oversee arbor maintenance, map out vibrant new plantings, and select replacements for removed trees. If you have a passion for beautifying our common grounds, we would love to have your help.

4. Community Vendor Recommendations: Dealing with unexpected home maintenance—like a failing central AC unit on a hot afternoon or a sudden electrical outage—is never fun. To make home repairs easier for everyone, we are building a Preferred Vendor List featuring trusted local specialists, such as Licensed Electricians, Certified HVAC Technicians, and General Contractors. Keep an eye on your inbox for a quick survey where you can spotlight your favorite local professionals and share your top home repair contacts with your neighbors!

5. See Something, Say Something: Help us keep our community safe, beautiful, and in great shape! Spotting leaks, damaged sidewalks, broken light fixtures, or unusual activity right when they happen allows the Board to address repairs and concerns right away. If you notice anything around the property that needs attention, please drop a quick email to Greenway ([email protected]). Thank you for keeping an eye out and helping us care for our neighborhood!

Have a wonderful weekend!

Warm regards,
Your Dilworth Edge HOA Board

Dear Owners,

Just a reminder if you own a second-floor unit we’d love your help in just a standard safety check of the concrete deck. We have no reason to believe there’s a problem, but please let us know by this Monday (9/21) if there’s anything that looks suspicious.

To report it as follows:

If you find a crack, please email [email protected] with the following info:

“Deck” in the subject line.
The phrase “Dilworth Edge” in the email body.
Your name and the unit number.
A description of the crack
Pictures of the crack.

Background: Our recent infrastructure study flagged the elevated decks for closer review to ensure stability and safety. Our initial inspection by a general contractor suggests the decks are stable, but we want to be sure. You can help us gather information on their condition. Cracks in the concrete slab (like you’d see in a side-walk) would suggest a problem. Note, we are aware of some rusting of the iron pans underneath the decks, but we suspect the pan is not structural.

Thank you very much for your help!

Good Afternoon Homeowners,

We want to make you aware that there is currently a water leak involving a supply line within the community.

The water is being shut down to address the leak, and water service will likely be off for most of the evening/night while the necessary repairs are completed. We understand this is an inconvenience and appreciate everyone’s patience while the issue is addressed.

Panic Plumbing will be onsite to locate the source of the leak and complete the necessary repairs.

Dear Neighbors,

We’re excited to share some good news from the August HOA Board meeting! This week, we approved a motion to replace the older building shut-off valves throughout each courtyard with new, pressure-control water valves.

While this may not be the most glamorous community improvement, it’s an important investment that will make a meaningful difference for our property. Here’s what this project will accomplish:

Fewer property-wide water shutoffs: The new valves will allow water issues to be isolated more effectively, reducing the need to shut off water to the entire property when a problem occurs.
Lower future maintenance costs: New, higher-quality equipment will help reduce the risk of maintenance issues and corresponding expenses that come with shutting off all water.
Better valve boxes: The new boxes will be more durable and higher quality than our current boxes, many of which have broken or damaged lids.
Easier landscaping maintenance: The new boxes are designed to withstand routine landscaping work—even allowing our landscapers to aerate over them.
We’re doing our best to make proactive improvements that protect our community, reduce future headaches and expenses, and improve the overall quality of our property.

Thank you to everyone who continues to share feedback and support efforts to make our community a better place. We’re excited to keep moving forward together!

Warmly,
The Dilworth Edge HOA Board
