Mold isnโ€™t always visible

And some of the most common problem areas are places homeowners rarely think to check. ๐Ÿ‘‡
- UNDER SINKS โ€” Small plumbing leaks and moisture can lead to hidden mold growth inside cabinets and around the base.

- BATHROOMS โ€” Showers, grout, ceilings, around toilets, and underneath vanities are all common areas due to frequent moisture and humidity.ย

- HVAC SYSTEMS AND AIR DUCTS โ€” Condensation, moisture around drain pans, and other HVAC issues can create conditions that support mold growth and potentially impact indoor air.

- ATTICS โ€” Roof leaks, poor ventilation, and condensation can create the perfect environment for hidden mold.ย

- AROUND WINDOWS โ€” Condensation and leaking window seals can allow moisture to build up behind walls and surrounding materials.

The tricky part? Mold can be hiding in areas you may never see or think to inspect. ๐Ÿ•๐Ÿ” If you suspect a moisture issue or hidden mold in your home, our team can help you determine the best next steps for testing.

WHY SO MANY TOOLS?

Each tool serves a different purpose and can help us identify potential signs of moisture, water damage, and other areas that may need further investigation.

Depending on what weโ€™re investigating and the conditions inside the home, different tools can help us gather more information and take a closer look at potential problem areas.

TOOL 4: INFRARED CAMERA

An infrared camera is another tool we use to help identify potential moisture issues that may not be visible to the naked eye!

We use a FLIR camera to look for temperature differences in materials and surfaces. Since water typically reads cooler than the surrounding area, these temperature changes can point us toward a potential moisture issue. ๐Ÿ’ง

This can be especially helpful when investigating things like a hot water leak, which may show up differently due to the warmer temperature.
Using an infrared camera takes time and patience, but it can help us identify areas that may need a closer look.

TOOL 3: FLASHLIGHT

A good high-lumen flashlight is another essential tool we use during inspections! ๐Ÿ”ฆ

We use the Milwaukee Tool 2000 Lumen flashlight to help illuminate areas that may otherwise be difficult to inspect properly.
A powerful flashlight can help us look more closely for things like damage around windows, possible water damage or staining, and even dust buildup.

Sometimes the smallest visual details can help point us toward a larger issue worth investigating.

TOOL 2: MOISTURE METER

One of our most-used tools during an inspection is a moisture meter!

We use the Tramex Meters non-destructive moisture meter to identify elevated moisture levels without damaging the area being tested.

We typically start farther away from the suspected water source and slowly move closer, looking for elevated moisture readings along the way.

These readings can help point us toward potential issues like leaks, curb failures, or a compromised toilet wax ring. ๐Ÿ’ง Because where thereโ€™s excess moisture, there may be an issue worth investigating further.

TOOL 1: BORESCOPE

One of the tools we use during an inspection is a borescope!ย

A borescope allows us to non-invasively investigate hard-to-reach areas that we otherwise wouldnโ€™t be able to see inside.

It can be especially helpful when paired with cavity testing, giving us a better look at what may be hiding behind walls or inside other enclosed spaces. ๐Ÿ

Because sometimes, what you canโ€™t see is exactly what needs investigating.ย
