🏡 Charlotte Market Update

The housing market continues to move toward greater balance, with more inventory and modest price growth giving buyers more options while sellers continue to benefit from resilient home values.

In the Charlotte region:
• New listings ↓ 2.2% to 4,940
• Pending sales ↓ 1.8% to 3,763
• Inventory ↑ 7.1% to 13,574
• Median sales price ↑ 2.5% to $410,000
• Months supply ↑ 5.7% to 3.7 months

Nationally, existing-home sales dipped 1.7% from the previous month, while the median sales price reached $431,400. Year-to-date sales remain 2.4% ahead of last year.

The takeaway? More homes to choose from, a little less urgency, and prices that continue to hold. It’s a more balanced environment—but one where strategy still matters for both buyers and sellers.
