Most active adult rental pro formas in the Carolinas still underwrite this asset class like conventional multifamily with a different amenity package.

That is a mismatch. Demand from renters aged 55 and older is growing faster than the supply built specifically for them, and the operating model, from staffing to unit mix to lease structure, is different from conventional multifamily. Treating it as a multifamily subtype is part of why some active adult deals underperform even in strong markets.

That is why we underwrite active adult as its own asset class, with its own demand study and its own operating assumptions, not a multifamily deal with a different label.
