Canopy agents… how are we feeling about that brand-new listing input interface? 😂

I’m sure everyone is absolutely THRILLED to relearn where all the fields are, figure out the new layout, and spend even more quality time inputting listings into Canopy. 😇

I know. It’s probably your favorite part of being a Realtor. 😂

So I hate to take that joy away from you, but…
You can literally just send it to me.

Tuesday Tip: Take the picture. 😂

If you’re dressed, standing inside a beautiful home, visiting a local business, attending an event, or meeting a client—capture the moment.

You can decide when to post it later. You cannot recreate it once it’s gone.

FRIDAY MOOD: When the seller moves out—but leaves behind 14 chickens and a goat. ✌🏼💀 I think this is one of my favorites hahaha

Welcome back to things that could only happen in real estate…

The property is supposed to be vacant.

The seller confirms everything has been removed.

The buyers arrive for the final walkthrough and initially, everything looks great.

Then they open the backyard gate.

Fourteen chickens.

One goat.

And absolutely no seller. 😭

The listing agent calls to ask when the animals are being picked up.

The seller responds:

“Oh, I thought the buyers might want them.”

Did anyone ask the buyers if they wanted to become farmers on closing day?!

No.

No, they did not. 😂

Now the buyers are headed to the attorney’s office, the goat is eating the landscaping, and everyone is trying to arrange emergency transportation for livestock that was never mentioned in the contract.

Fun fact: this deal fell through because the seller refused to pick them up.

It is SO easy to feel behind in real estate.

You open Instagram and see another agent celebrating a closing, accepting an award, announcing a new listing, or posting about their “best month ever.”

FRIDAY MOOD: When the seller gets mad about the repair request and DIGS UP THE ENTIRE YARD before closing. 😎💀

Welcome back to things that could only happen in North Carolina real estate…

The buyers loved this house.

But what really sold them was the beautiful yard:

Mature hydrangeas.

Rose bushes.

Fruit trees.

Landscaping the seller had spent years growing.

Then the buyers submitted a repair request.

The seller did not take it well. 😅

The night before closing, the buyers arrive for their final walkthrough and discover that every single plant, bush, and small tree has been dug out of the ground.

The yard looks like the surface of the moon.

There are holes everywhere.

And the seller has loaded the landscaping onto a trailer to take to their new house. 💀

When the listing agent asks what happened, the seller responds:

“I paid for those plants. They’re mine.”

Ma’am… you also paid for the drywall, but please don’t take that either. 😭

All because the seller decided the hydrangeas were coming with them.
