Planning to buy a fixer-upper? Here are 3 things you need to know before taking on a project. 🛠️🏡

HGTV makes it look easy, but turning a fixer-upper into your dream home takes more than just a vision and a sledgehammer. Here’s reality check #1:
1️⃣ Cosmetic vs. Structural Costs: Painting walls and swapping light fixtures is cheap. Replacing a foundation, rewiring electrical, or upgrading plumbing will eat your budget before you ever touch the "pretty" stuff.
2️⃣ Financing Can Be Tricky: Traditional mortgages require a home to be in habitable condition. If a property has major safety hazards, you may need a specialized renovation loan like a 203(k).
3️⃣ Always Build in a 20% Buffer: Unseen issues often pop up once walls open. If your renovation budget is $50k, plan as if you only have $40k so you aren't left with an unfinished house.
