NC MOUNTAINS BRIEF | OCT. 31, 2026

🏔️ There is no single “mountain market.”

September High Country data (Alleghany, Ashe, Avery & Watauga): 206 closings; \$520,000 median sale price; 1,223 active listings; 5.9 months of supply. Alleghany had 19 closings (+35.7% vs. August); its \$384,000 median was down 9.4% month over month.

Separate Canopy MLS results, year over year: Yancey closed sales +47.4% (28); Jackson -14.3% (24); Mitchell -12.5% (14). These are sales counts, not price changes.

HOUSING NEWS: Heartwood Village broke ground Oct. 27 in Black Mountain, planning 50 affordable homes by 2029.

MY ADVICE: Use local comparable sales. Land buyers should verify access, zoning, septic and utilities.

TAKEAWAY: “Price the property—not the headline.”

As October comes to a close and evenings arrive a little earlier, it is a good time to notice how your home looks and functions after the sun goes down.

Exterior lighting can help illuminate walkways, steps, entrances, and house numbers while creating a welcoming arrival. Check that bulbs are working, pathways are clear, railings feel secure, and fallen leaves are not creating slippery areas near the entrance.

For tonight, a few subtle seasonal touches can add character without overwhelming the exterior. Warm porch lighting, natural fall foliage, or a few simple pumpkins can complement the home while keeping the overall look understated.

Whether you are welcoming visitors or simply coming home after dark, a well-lit entrance is worth the attention.

How are you welcoming trick-or-treaters tonight: festive and decorated or simple and understated? Let me know in the comments.

NC MOUNTAINS BRIEF | OCT. 30, 2026

🏔️ LAND BUYERS HAVE MORE CHOICES—BUT NOT EVERY PARCEL IS BUILDABLE.

September High Country data (Alleghany, Ashe, Avery & Watauga): 24.6 months of land supply versus 5.9 months for homes. There were 53 land closings at a $90,000 median sale price, down 9.9% from August, and 1,305 active land listings.

Alleghany had 6 land closings at a $131,250 median, down 25% from August, and 236 active land listings.

Blue Ridge Energy Foundation recently awarded $7,500 toward a new Watauga Habitat home with App State’s student partnership.

My advice: Buyers, verify access, restrictions, survey lines, septic suitability and utilities. Sellers, price from comparable closed land sales—not asking prices.

TAKEAWAY: “Land is only as valuable as what you can legally and practically do with it.”

TRIANGLE BRIEF | Friday, Oct. 30

Rates eased, but remain above last year. Freddie Mac’s national 30-year rate was 7.24% Oct. 29 (7.32% last week; 6.17% a year ago). On a $400K, 30-year loan, that’s about $284 more monthly in principal and interest vs. last year, before taxes, insurance or HOA.

September closed-sale medians vs. Sept. 2025: Wake $460K (-1.1%); Durham $420K (-6.7%); Orange $493K (-3.3%); Chatham $640K (-3.1%). Orange’s median fell 14.8% MoM, but price/sq. ft. was up 3.2% YoY.

Active listings: Wake 5,135 (+10.4% YoY); Durham 1,424 (+17%); Orange 540 (+39.2%); Chatham 457 (+22.5%). October county figures aren’t published yet.

Clem’s advice: Buyers, know your full payment. Sellers, price for today’s competition.

Raleigh’s Midtown Exchange broke ground on a 289-apartment luxury rental tower—future rentals, not homes for sale.

Takeaway: Shop for the payment, not just the price.

RESEARCH TRIANGLE — October 30th

Chapel Hill/Carrboro's median price barely moved last month (+0.7%) — but inventory just exploded 40.8% and sales dropped almost 10%. The calm price is hiding a market shifting fast underneath.

Durham's the reverse: price down 4.3%, but days on market jumped 43.5% to 33 days while sales actually rose 5.9%. Soft price, busy market.

My take: I'm Clem Satterfield, a Research Triangle real estate broker, and I'll tell you the headline price is the least reliable number in any report — read it next to inventory and days on market before you believe it. Let's talk, just straight answers.

A home can feel warmer and more inviting without undergoing a complete redesign. Natural materials, layered textures, softer lighting, and warm neutral tones can make familiar rooms feel refreshed for the season.

Current design direction is leaning into tactile materials, warmer palettes, natural influences, and softer forms. These elements can be introduced gradually rather than changing an entire room at once.

Consider a new light fixture, textured pillows, a natural wood accent, or simply rearranging furniture to make the room feel more comfortable. The best updates should complement the character of the home and the way you live in it.

What is one small change that instantly makes your home feel more comfortable in the fall?

NC MOUNTAINS MARKET BRIEF | OCT. 29, 2026

🏔️ A great mountain location must work in everyday life—not just look good on a map.

September High Country housing data: Across Alleghany, Ashe, Avery and Watauga counties, 206 homes closed at a $520,000 median sale price. There were 1,223 active residential listings and 5.9 months of supply.

Alleghany County recorded 19 closings at a $384,000 median sale price. These are September closed-sale figures, not asking prices or year-over-year changes.

Road update: The National Park Service reports intermittent lane closures near Boone and Blowing Rock, while a separate Parkway section near Mount Mitchell remains closed. These restrictions affect specific routes, not all mountain roads.

My advice: Buyers should check actual access, winter driving conditions and private-road responsibilities. Land buyers should verify legal access before purchasing. Sellers should clearly explain road arrangements and realistic travel times.

Today’s takeaway: “A location is more than a pin on a map.”

TRIANGLE BRIEF | Thursday, Oct. 29

🏡 How much of the original asking price are sellers actually receiving?

September closed-sale averages across our four counties:

📍 Wake: 96.1%
📍 Durham: 95.2%
📍 Orange: 94.6%
📍 Chatham: 96.7%

Compared with August, Wake was unchanged while the other three counties slipped. Compared with September 2025, Wake and Chatham improved slightly, while Durham and Orange declined.

These are completed-sale figures measured against the original list price—not current asking prices.

My advice: Buyers, compare condition and recent nearby sales. Sellers, use comparable properties and current competition to establish a realistic starting price.

🏘️ Raleigh also broke ground on Chapanoke, a 200-unit income-restricted rental community near the planned Southern Wake Bus Rapid Transit corridor. It represents future rental housing, not immediate for-sale inventory.

Remember: The right price is supported by evidence, not wishful thinking.

If you’d like to review your local market, I’m happy to talk—no pressure.
