Anyone can show you a building.

I’ve owned franchises. I’ve signed the leases, made payroll and watched every dollar. I know what it’s like on your side of the table.

So when we work together, we talk about more than square footage:
• Should you lease or buy?
• Is your money working as hard as it can?
• What risks are you taking on?
• How does this decision end?

Commercial real estate isn’t about buying buildings. It’s about making better financial decisions.

Let’s talk. DM me anytime. 🤝

Most investors spend weeks planning the purchase. Very few plan how they’ll get out.

Will you hold for the long term? Refinance? Sell? Trade up with a 1031 exchange? Pass it on to the next generation?

How you exit often makes the biggest financial difference, so decide before you sign.

Know where the path leads before you start walking.

Taxes should never be the reason you buy a property. But they can change how well the deal works out.

Depending on the property and current tax law, investors may look at depreciation, cost segregation and 1031 exchanges. Each one can change what you actually keep after taxes.

The smartest investors don’t figure this out alone. They build a team: advisor, CPA and attorney.

Always review these strategies with a qualified CPA before you invest.

Many successful business owners don’t hold their building and their business in the same company.

🏢 One LLC owns the real estate.
đź’Ľ Another LLC runs the business and pays rent to the first.

Why? It keeps business risk separate from the property and makes the accounting cleaner. You can sell the business someday and still keep the building. And your rent builds your own equity.

This isn’t legal or tax advice. It’s a conversation to have with your CPA and attorney before you buy.

Before the rooftops come the roads, drainage and utilities.

That’s what I was looking at here. This is what growth looks like before most people notice it. By the time the shopping center opens, the opportunity is already priced in.

The investors who do best in North Texas follow:
📍 Infrastructure spending
📍 Highway expansion
📍 Employers moving in
📍 Population growth

Smart money doesn’t buy what is. It buys what will become.

A warehouse isn’t automatically a good investment. An office isn’t automatically a bad one.

The same building can be a great deal for one buyer and a costly mistake for another. It depends on the price, the financing, how long you’ll hold it and where your business is headed.

So don’t just ask, “Is this a good property?”
Ask, “Is this the right investment for me?”

That one question changes everything.

Most investors look at one number: monthly cash flow.

Experienced investors keep going. They also count:
âś” Equity built as the loan is paid down
âś” Appreciation in growing areas
âś” Tax benefits (ask your CPA)
âś” Redevelopment potential

A property with average cash flow today can be your best investment ten years from now.

Don’t judge a deal by one month’s income.

Here’s a question I ask every business owner I meet:

Say I handed you $1 million today. Would you buy a building or put it back into your business?

There’s no wrong answer, but your answer tells me a lot. It shows whether owning or leasing deserves a deeper conversation.

$600,000 in a down payment is $600,000 that isn’t working in your business.

That money could open a second location, build a sales team or double your inventory. Sometimes real estate is the best home for your capital. Sometimes your business is.

Most buyers ask, “Can I afford it?”
Smart investors ask, “Where does this money earn the most?”

Know the difference before you sign.

“Should I lease or buy?”

It’s the first question almost every business owner asks me. My answer usually surprises them: neither is automatically better.

Buying isn’t always the smart move. Leasing isn’t always the cheap move. What matters is which one builds more wealth for you over the next 10 years.

Before you decide, look at your cash, your growth plans and how long you’ll really need the space.

Thinking about this decision right now? Send me a message and let’s run the numbers together.
