Austin’s Rental Market in 2026: What the Latest Unlock MLS Data Means for Landlords, Tenants, and Investors
Austin has always had a way of attracting people. From its growing tech industry and expanding business community to its live music scene and laid-back Hill Country lifestyle, the city continues to draw residents from across the country. But for anyone renting out a property or looking for a place to call home, one question matters more than the headlines: What is really happening in Austin’s rental market right now?
The latest September 2026 figures from Unlock MLS offer a useful snapshot. Rental prices are easing in some parts of Central Texas, leasing activity has slowed, and the number of available properties has changed considerably compared with last year. At the same time, the market is far from uniform. Austin, Travis County, Williamson County, Hays County, and the surrounding communities are all showing different patterns.
For property owners, this is a market that calls for a little more planning and a lot less guesswork. For renters, it is an opportunity to look carefully at available homes, compare prices, and find a property that fits both their lifestyle and their budget.
Let's take a closer look at what the numbers are telling us.
1. Austin Rental Prices Are Showing Signs of Adjustment
According to Unlock MLS, the median rent for properties leased across the Austin-Round Rock-San Marcos metropolitan area was $2,100 in September 2026, down 2.3% compared with September 2025.
Within the city of Austin itself, the median rent was $2,195, a year-over-year decrease of 4.4%. These figures suggest that rental prices have softened over the past year, particularly within Austin city limits. However, it is important to understand what these numbers represent. Unlock MLS tracks lease listings and transactions for residential properties represented in its MLS data, including single-family homes, condos, and townhomes. Its median rent figures should not be confused with apartment-only rent indexes, which may report different price levels. The distinction matters. A renter searching for a downtown apartment will have a different set of options from someone looking for a three-bedroom home in Cedar Park or a rental property with a yard in Buda.
For landlords, the takeaway is straightforward: last year's rental price may not be the right asking price today. Checking comparable properties and recent leasing activity before listing a home can make a meaningful difference.

2. The Latest Numbers at a Glance
Here is a quick look at the September 2026 rental market using Unlock MLS figures.

Market indicator Austin metro City of Austin
Median rent $2,100 $2,195
Year-over-year rent change -2.3% -4.4%
Closed leases 2,242 1,170
Change in closed leases year over year -10.0% -10.1%
Active lease listings 4,370 2,014
Change in active listings year over year -27.6% -31.7%
Months of rental inventory 1.8 1.7

One detail stands out: active lease listings fell substantially compared with September 2025, even as closed leases declined. That tells us the market is more complicated than simply having too many homes available. There are fewer active listings in the MLS snapshot, but leasing activity has also slowed. The figures alone do not establish why either change occurred. The figures alone do not establish why either change occurred. They do, however, reinforce the importance of looking at current local conditions rather than assuming every part of Austin is experiencing the same trend.

3. Fewer Listings, Slower Leasing: What Is Going On?
Across the Austin metro, Unlock MLS recorded 2,242 closed leases in September, a 10% decline from the same month last year. In Austin proper, closed leases fell 10.1%, to 1,170. At the same time, active lease listings declined 27.6% across the metro and 31.7% within Austin city limits. At first glance, those numbers may seem contradictory. If fewer homes are available, shouldn't leasing activity be stronger? Not necessarily.

Monthly lease activity can be affected by seasonality, the timing of new listings, household moves, employment decisions, and the types of properties entering or leaving the market. A monthly report captures activity during a particular period; it does not, on its own, explain every factor behind the change.
September also follows the traditionally busy summer moving season. Some households have already settled into new homes by the time fall arrives, while others may delay a move until their employment, school, or financial plans are clearer.
For property owners, this is a reminder not to rely solely on the number of competing listings. The bigger question is whether qualified renters are actively searching for a property like yours, in your particular neighborhood, at your asking price. A well-presented home at a realistic price can still stand out. An overpriced property may struggle even when the wider market appears relatively tight.

4. Austin and Its Surrounding Counties Are Moving at Different Speeds
One of the most useful aspects of Unlock MLS reporting is the ability to compare individual Central Texas markets rather than treating the entire region as one big rental market.
The September figures show some notable differences.
Travis County: The median rent was $2,175, down 3.3% year over year. Closed leases declined 6.6%, while active lease listings fell 28.1%.
Williamson County: The median rent was $2,100, up slightly by 0.2% from September 2025. Closed leases fell 20.4%, and active listings declined 29.9%.
Hays County: The median rent was $1,995, unchanged year over year. Closed leases were down 3.6%, while active listings decreased 19.6%.
Bastrop County: The median rent reached $1,997, an 8% increase from a year earlier. Closed leases rose 27.7%, although the county's total leasing volume is much smaller than that of Austin or Travis County.
These comparisons show why a single metro-wide number never tells the whole story.
For example, rents in Travis County have moved lower, while Williamson County has remained comparatively steady. Hays County has held flat, and Bastrop County has recorded a year-over-year increase.
Bastrop's increase is worth watching, but it should be interpreted carefully because the county has a much smaller number of recorded leases. In smaller markets, a relatively modest change in the number or type of properties leased can have a larger effect on the median.
For renters, this means it may be worth comparing nearby communities rather than limiting a search to Austin proper. For landlords, it means rental pricing should be based on comparable properties in the immediate area, not just a metro-wide average.

5. What Does 1.8 Months of Rental Inventory Mean?
Unlock MLS reported 1.8 months of rental inventory across the Austin metro in September 2026, compared with 1.7 months in Austin itself. In simple terms, months of inventory estimates how long the currently available supply would take to be absorbed at the prevailing pace of leasing, assuming no additional listings entered the market.
The metro's inventory figure was 1.1 months lower than in September 2025, while Austin's was 1.2 months lower.
This is an important part of the story. Even though median rents declined, the MLS inventory measure was also considerably lower year over year. That is one reason it would be misleading to describe every part of the current market as oversupplied. Rental conditions depend on several factors working together: how many homes are available, how quickly properties are leased, the amount of incoming supply, and the price and condition of each property.
A newer home in a desirable school district may attract attention quickly, while a similar property with dated interiors or an ambitious asking price may take longer to lease. Both properties can exist in the same market and experience very different outcomes.
The practical lesson for owners is to watch the competition closely and make decisions based on current evidence.

6. What Renters Should Know Before Signing a Lease
For renters, the recent decline in median rent within Austin is encouraging. It suggests that the market may offer better opportunities than it did a year ago, depending on the property type and location. But a lower median does not mean every available rental has become cheaper.
Before signing a lease, consider these points:
Compare similar properties. Look at homes with comparable bedroom counts, square footage, condition, and locations.
Check the full monthly cost. Utilities, pet rent, parking, lawn care, and other charges can affect affordability.
Ask about lease terms. Understand the deposit, renewal conditions, maintenance responsibilities, and any fees before committing.
Look beyond the asking rent. A property with a slightly higher rent may offer better value if it reduces commuting costs or includes useful amenities.
Compare nearby communities. Depending on where you work, areas outside central Austin may provide a better fit for your budget and lifestyle.
Austin remains a diverse rental market, from urban apartments and condos to suburban single-family homes. The right choice depends on what matters most to you, whether that is commute time, space, schools, or access to local amenities.

7. What Landlords and Property Investors Should Do Now
For landlords, the current market calls for a practical approach. Rental income is only one part of a property's performance; vacancy, maintenance, tenant retention, and operating costs also affect the bottom line.
Price based on current comparables. Review recent leases and competing listings before setting an asking price. A realistic starting price can help attract qualified applicants without unnecessarily sacrificing rental income.
Make the property easy to say yes to. Clean interiors, good-quality photographs, prompt communication, and a straightforward showing process help potential tenants evaluate a home with confidence.
Respond quickly to enquiries. Renters often compare multiple properties at once. Delayed responses can mean losing a suitable applicant to another listing.
Look after existing tenants. Responsive maintenance and clear communication can encourage tenants to renew. Retaining a reliable tenant may be more cost-effective than repeatedly preparing and marketing a vacant property.
Review the numbers before offering concessions. A reduced rent, a move-in incentive, or a flexible lease can sometimes help secure a tenant, but owners should calculate the effect on total income before making an offer.
Investors should also remember that a lower median rent does not automatically make a property a poor investment. Purchase price, financing, taxes, insurance, maintenance, and expected occupancy all matter. A sound investment decision starts with realistic assumptions about income and expenses, not with the expectation that rents will always rise.

8. The Outlook: A Market That Rewards Preparation
The September 2026 data points to a rental market that is adjusting, but not in exactly the same way across every Central Texas community.
Austin's median rent declined year over year, and leasing activity was lower than in September 2025. Yet active listings also fell sharply, and the regional inventory measure decreased. Nearby counties showed different rent and leasing patterns, reinforcing the importance of local analysis. Looking ahead, property owners should keep an eye on monthly lease activity, rental prices, available inventory, and changes in tenant demand. Renters should compare their options carefully and avoid assuming that a market-wide trend applies to every property.
There is no one-size-fits-all answer in real estate. As folks around Central Texas know, a rental in Austin, Round Rock, Kyle, or Bastrop can serve very different needs and attract different tenants. The smartest approach is to understand the numbers, know the neighborhood, and make decisions based on the property in front of you.
