I’ve been appraising full-time since 2003 and my clients include home owners, real estate agents, CPAs, and attorneys. I handle appraisals for estate settlement, divorce, pre-listing, and other types of private matters and consulting. In addition to appraising, I run stats galore for the Sacramento region. This is an incredible passion, and it's one of the reasons I get invited to speak regularly in so many places about housing trends. Some people ask me if I still appraise because they only know me for stats, and yes, I still appraise. :)

I’ve been involved with various real estate associations for more than a decade, and I was awarded the Affiliate of the Year in 2014 with the Sacramento Association of Realtors. I speak at most local associations in the region. I’ve also been a member for years (as well as served on the board at times) with the Real Estate Appraisers Association of Sacramento. I was given the Citizen of the Year award by Rancho Cordova Rotary in 2008 (when I used to live there) and the Distinguished Service to Youth award by the Cordova Community Council in 2009. Sacramento Magazine listed me as a notable business leader to watch in 2021. Beyond work, my passions include woodworking, walking (I know that sounds lame), and family. Home prices are the caboose in the train of real estate data. What I mean is, inventory has been growing, but we haven’t seen much change in prices yet because it takes a few months to see the price trend show up in closed sales.

New FAIR Plan stats are out in California, and it’s a mixed bag. It’s positive that the number of policies didn’t grow as much this year, but the cost of policies grew by about 30% on average this month, which is an incredible burden for consumers . I’ll have 12 counties of new data on my blog tomorrow. Stay tuned. Any thoughts?

Governor Newsom‘s property in Sacramento County has been listed for sale at 7.5 million for 64 days. It’s now simultaneously listed for rent at $30,000 per month on Zillow. This is not a partisan post. Just a high-profile property I’m watching.

It’s not a desperate housing market. Buyers are incredibly patient, and they are not desperate to buy. They will simply wait for the right house and situation. Likewise, so many sellers aren’t desperate to sell. They’ll let their home linger on the market. Click the first image to scroll through a thread of very fresh stats. I hope this helps.

“Buyer volume is the worst ever.” That’s been the narrative this week when talking about a national pending volume index by NAR. Is it the worst ever in Sacramento? Here are some stats and some thoughts. I’ve been asked a few times about this over the past two days, so I wanted to put this out there. I hope this helps.
