Things I believe as a Detroit realtor — no sugarcoating.

Your rent is a 100% interest rate. The cheapest house is rarely the cheapest house. And down payment help exists… most buyers just never ask.

Swipe through all five, then tell me which one you disagree with. I actually want to know.

13 Days of Halloween — THE FINALE 🎃

The house a court declared legally haunted. Stambovsky v. Ackley, Nyack, New York.

For years, Helen Ackley told everyone her home was haunted — Reader's Digest, the local press, the town's haunted walking tour. Then she listed it and told the buyer none of it. Jeffrey Stambovsky signed a $650,000 contract and put $32,500 down — then sued when he found out.

The first court said buyer beware. In 1991 the appeals court flipped it 3–2: "as a matter of law, the house is haunted." Contract cancelled — the Ghostbusters ruling, still taught in law schools. And that house sold again in 2021 for $1,795,000.

That's a wrap on 13 Days of Halloween — every story ended the same way: somebody signed before they asked. The 25 questions I walk my buyers through are linked on my page 🔑

THE FINALE — HORROR FILE #11 🎃 When the Whole Town Knows Something You Don't

For years, Helen Ackley publicized her Nyack home as haunted — Reader's Digest, the papers, the town ghost tour. The one person who never heard: Jeffrey Stambovsky, the out-of-town buyer who signed for $650,000 and put $32,500 down.

The first court said buyer beware. In 1991 the appeals court flipped it 3–2: since she'd publicized it herself, the house was haunted "as a matter of law" — contract cancelled. The court never ruled ghosts exist; it ruled on reputation.

The moral of all 11 files: Google the address. Ask the neighbors. Ask the seller directly — the stigma questions are in the Detroit Buyer Question Bank, $17 on Gumroad (link in bio). Comment GUIDE and I'll DM you the link 🔑

Thanks for 13 Days of Halloween. Happy Halloween 🎃

13 Days of Halloween — Day 11. The hometown stop 🎃

Eloise — Westland, Michigan.

It opened in 1839 as the Wayne County Poorhouse and grew into Eloise Hospital: 902 acres, 70+ buildings, its own farm, bakery and fire department — a self-contained city, 10,000 patients at its peak. The psychiatric division wound down in the late 1970s, the hospital closed in 1984, and most of it was demolished.

Then the twist: in 2018, Wayne County sold what remained to a developer for $1. Since 2021 it has run as Eloise Asylum: haunted-house nights, paranormal investigations, escape rooms and history tours.

Metro Detroiters have told ghost stories about Eloise for generations. Haunted or not, it's ours.

The realtor lesson: even a legendary property is just facts, history and a price. Buyers who ask the right questions don't get surprised — my 25 questions are linked in my bio 🔑

HORROR FILE #10 🎃 The Tenant Who Came With The House

In 1998, Guramrit Hanspal bought a Long Island home for $290,000 — and made exactly one mortgage payment: $1,602.37. Foreclosed in 2000, he never left. Seven bankruptcies and four lawsuits froze every removal for 23 years; the house passed bank to bank, then to an investor — every owner inherited him. The last owners spent $150,000 in legal fees + $50,000 in taxes before deputies removed him in 2021 (NY Post).

They owned the house. He lived in it.

Verify occupancy, leases and payment history before closing — and get vacant possession in writing.

13 Days of Halloween — Day 9 🎃🏚️

The Kreischer Mansion (Staten Island, New York).

In 1885, brick magnate Balthasar Kreischer built twin Queen Anne mansions, one for each son. Only Edward's still stands. In 1894 Edward died of a gunshot wound, described as a su***de. Locals say his widow Frieda still walks the halls.

A century later, it's federal record. On March 29, 2005, Bonanno associate Robert McKelvey was lured to the mansion. Caretaker Joseph Young stabbed him in the foyer and drowned him in the garden pool. Investigators found his blood on the basement stairs and bone fragments in the septic system. Young got life in federal prison. The contract price, per the DOJ: $10,000.

The mansion is a designated NYC landmark — a house the law says can never be torn down.

Every story in this series ends with somebody wishing they'd asked more questions before signing — my 25 buyer questions are linked on my page 🔑

Horror File #8: The Flip From Hell 🔨

"It had a new kitchen; it had new bathrooms; it was freshly painted."

That's how Kellen Mullen described the Cincinnati flip she bought, sold as move-in ready (WCPO, 2025). Then: a brand-new bathroom vent cover fell onto the toilet. The stove fan killed power to half the kitchen — wiring not up to code. The drains backed up within seconds. A plumber spent about 10 hours on site and found the sewer line clogged with tree roots.

A sewer scope — the check that would have caught it — had never been offered or done. Mullen told WCPO she was out almost $20,000: "We're stuck with a $20,000 problem, and somebody knew." Both realtors said they hadn't known.

Fresh paint and new finishes are exactly when you check the deepest: scope the sewer, test the systems, pull the permits. The 25 questions are in my Detroit Buyer Question Bank. Comment GUIDE and I'll DM you the link.
