Good Fences Make Good Neighbors. But Where's the Property Line?

We've all heard the saying that good fences make good neighbors. And they certainly can, provided everyone agrees on where the fence belongs!

Here's something that surprises a lot of homeowners: Just because a fence, hedge or row of trees has been there for years doesn't necessarily mean it marks the actual property line.

When we purchased the land for our home, having it surveyed was an important part of understanding exactly what we were working with. It's one thing to look at a piece of property and imagine what you can do with it. It's another to know precisely where your boundaries are.

This matters whether you're building a home, putting up a fence, adding a shed, or simply wondering where your yard ends and the neighbor's begins.

Property descriptions, recorded surveys, and other land records can provide valuable information, but when you need to establish the actual boundaries on the ground, that's where a licensed surveyor comes in.

A little homework before starting a project can prevent misunderstandings, unexpected expenses, and some pretty uncomfortable conversations over the backyard fence. After all, the best neighbors are the ones you can still wave to when the project is finished!

Have you ever discovered that a fence or property boundary wasn't quite where you thought it was?

Your House Has a History. And Not All of It Is in the Walls.

When we think about the history of a home, we usually think about the people who lived there, the renovations made over the years, or maybe that beautiful old staircase someone decided to keep.

But there's another kind of history that isn't quite as obvious. Every property has a story told through its land records.

Who owned it before you? Was the property once part of a larger parcel? Does someone have the legal right to cross a portion of your land? Are there restrictions on how certain parts of the property can be used?

Those are the kinds of things that can be discovered by looking into a property's title history. And here's something that surprises people: Some of those rights and restrictions can remain in place even after a property changes hands.

That doesn't necessarily mean there's a problem. Easements, for example, are common and can serve perfectly legitimate purposes, but it's important to understand what they mean for your property.

I've always believed that owning a home is about more than having your name on the deed. It's about understanding what you own, what comes with it, and sometimes, what came before you.

Every house has a story, and some of the most interesting chapters aren't written on the walls.

Did you ever discover something surprising about the history of your home or property? I'd love to hear about it!

Sometimes, it’s the little things!

Buying or selling a home is exciting, especially when closing day is finally in sight, but here's something folks don't always realize: Sometimes it's not the big things that slow down a closing. It’s the little details nobody thought would matter.

An old mortgage that was paid off but never properly recorded as satisfied. A name that doesn't match across documents. A lien nobody knew was still attached to the property. These things happen more often than you might think, and while they may sound intimidating, they're exactly why title work is so important.

A good title search helps uncover potential issues before everyone is sitting around the closing table wondering what happened.

My advice? Don't wait until the last minute to ask questions. And if something comes up during the title process, don't panic! Many issues can be resolved with a little time, the right paperwork and people working together. After all, closing day should be about getting those keys, not chasing down paperwork!

Have a question about the title or closing process? I'm always happy to help. 📞(717) 731-4200

If there's one thing you can count on in real estate, it's that something unexpected will eventually pop up.

You can have an organized buyer, an experienced REALTOR®, a great lender, and what looks like a perfectly straightforward transaction—and still hit a bump along the way. That's why I believe communication matters so much.

When there's a problem, people don't need silence while everyone works behind the scenes. They need to know what's happening. They need someone to explain what it means, what's being done about it and what happens next.

Sometimes the answer is simple. Sometimes it takes a few phone calls and a little creativity. And sometimes it takes everyone involved working together to get a transaction across the finish line. That's real estate.

My job isn't to promise there will never be a bump in the road. It's to make sure that when there is one, you aren't left wondering what's going on.

Good communication won't prevent every problem. But it sure makes solving them a whole lot easier.

After all these years in the title business, you might think closings would start to feel routine. They don’t.

There’s always paperwork. There are always signatures. There are numbers to check, details to handle, and plenty happening behind the scenes before everyone finally gets to sit down at the closing table.

But then someone gets handed the keys, and that part never gets old. Sometimes it’s a young couple buying their very first home. Sometimes it’s a family that needs more room because life got bigger. Sometimes it’s someone downsizing after decades in the same house, starting over after a major life change, or finally buying the home they’ve worked toward for years. Every set of keys represents something different.

I’ve seen excitement, relief, happy tears and plenty of nervousness at that table. I’ve also seen people walk in as strangers and leave feeling like we’ve known each other much longer than an hour. That’s probably one of the reasons I still love what I do. Yes, my job is about titles, documents, numbers and making sure all the details are right.

But the reason behind all of those details is people and getting to be there for that moment when a house officially becomes their home?

I don’t think I’ll ever get tired of that. ❤️🏡
