After decades of working with businesses of all sizes in Central PA, we’ve learned that the tenants who are happiest in their space are the ones who asked the right questions before they signed. Here are the ones that matter most:

1. Who handles maintenance and how fast do they respond?
The answer tells you everything about what your day-to-day experience will look like after move-in day.

2. What’s included in your base rent and what isn’t?
Understand your full cost. Pass-throughs, CAM charges, and utility responsibilities can add up quickly and catch businesses off guard.

3. What does the fit-out process look like?
Who manages it? Who pays for it? How long will it take? Get specifics before you commit.

4. What are the renewal terms?
Know your options before the lease ends, not after. A right of first refusal or a fixed renewal option can make a significant difference when your business is growing.

5. What do current tenants say?
Ask to speak with someone who already leases in the building. No brochure tells you more than a real conversation with a real tenant.
