Great to attend Bisnow’s Los Angeles State of the Market event held at the Sherman Oaks Galleria and reconnect with fellow brokers, industry professionals, and Pepperdine real estate faculty!

🏢 My biggest takeaway? As some industries shift, new opportunities emerge.

While the entertainment industry’s changing footprint impacts local real estate, aerospace and technology are driving new demand across the San Fernando Valley, Burbank, and Glendale. It’s a trend I’m also seeing firsthand in my brokerage activity.

For property owners, adapting to evolving tenant needs, including specialized infrastructure and greater power capacity, can create a competitive advantage.

💡 The bottom line: Success in commercial real estate isn’t just about waiting for the market to improve. It’s about positioning for where demand is headed!

JUST LEASED | North Hollywood Retail 🏢

This one started with a referral and a conversation.

My client, a startup home goods and décor retailer, was exploring where to open its first location. Before focusing on individual spaces, we looked at the bigger picture including market rents, growth patterns, and several areas throughout the Valley.

North Hollywood continued to stand out for its potential.

With a startup, finding the space is only part of the process. It’s also about positioning the deal with landlords. This ownership was selective after prior experiences with newer businesses, so a thoughtful business plan and experienced brokerage representation helped strengthen my client’s overall package.

Now the lease is signed and we’re on to the exciting part — the grand opening! 🎉

Perfect timing, too, as I’m talking with my real estate students this week about creating a market-defining story. This deal was a great real-world example of how understanding the market can help define where a business belongs.

A pretty special Saturday at Pepperdine. 💙

I had the opportunity to moderate both real estate panels at the Coastal Capital Summit this past weekend, bringing together two parts of my world: working in commercial real estate and teaching the next generation of real estate professionals.

There was something especially rewarding about sitting alongside accomplished industry professionals, talking about where real estate is headed, and watching students ask thoughtful questions. Our first breakout session was even standing room only!

One of my favorite takeaways from the day: AI may be changing how we work, but it can’t replace relationships, creativity, curiosity, or the power of simply connecting with people.

And yes, I’d happily do it again. 😊

I recently had a private tour of the Warner Center Towers in Woodland Hills. It was great to see firsthand the continued investment by Douglas Emmett in the property and the broader transformation taking place throughout Warner Center.

A few highlights:
☕ The Coffee’s Crib, a new on-site coffee shop with excellent coffee, lattes, and pastries.
🏈 20th-floor offices with impressive Valley views—and a direct view of the new Rams Village construction underway. You can even watch the progress from your private office.
🏢 A number of well-designed spec suites ready for immediate move-in.
📐 Several mid-size options that could be a strong fit for companies looking to establish or expand their presence in the area.

With the continued investment surrounding Warner Center, including the Rams development, it’s a great time for businesses considering the area.

One of the advantages of touring properties regularly as a broker is also learning about opportunities, incentives, and other details that may not be apparent from an online listing. I came away from this tour with a few helpful insights for tenants considering Warner Center.

Out touring industrial properties with an engineering client as we narrow down the right location for their next move.

Property tours are where the search really starts to come together. Square footage, rent, and specifications can narrow the options, but walking the space helps determine whether it actually works for the business.

Sometimes you just have to see it in person.

A recent office lease for an engineering firm in Glendale is a great example of why you should tour space before you think it’s time.

Months before they were ready to relocate, I toured my client office buildings in Glendale, Burbank, and Pasadena to find the best fit for their team and long-term goals.

By the time they were ready to sign, we’d already narrowed the search to their top choices.

Good thing we did.

In just a few months, demand for quality mid-sized office space increased, making the market more competitive. During negotiations, the landlord also tried to change some of the original business terms—but I kept negotiating and secured additional concessions for the client.

✨ The lesson? Start touring 6–9 months before your lease expires. Planning early doesn’t mean committing early; rather, it gives you more options and stronger negotiating leverage.

“What exactly is an Option to Extend?” 👀

A client recently asked me this while we were drafting an offer to lease, and it’s one of my favorite lease clauses to negotiate.

Why? Because it gives the tenant the right to extend their lease at pre-negotiated terms instead of starting over with a brand-new negotiation.

The best part?
✅ It’s optional for the tenant.
✅ The option belongs to the tenant — not the landlord.
✅ It creates long-term flexibility and security for the business.

Example:
Extend the lease for an additional 5 years with predetermined base rent increases already outlined in the lease.

Sometimes the most valuable parts of a lease aren’t just the rent.
