Let's take a look at what's happening North of Front Street in the largest National Historic Landmark District in the American West!

October 2026 is officially in the books with a total of 15 residential properties changing hands over the course of the month. Those registered sales ranged from 55K at the low point and 360K at the high point, with a median marker of about 200k. Transactional volume was up for the second time this year - about 7% from October of 2025 (14 Sales), but the median price point continued to fall with a margin around 29% (281K in 2025).

Over the past week, inventory remains stable but stagnant. Two listings moved from pending to closed, while two previously active properties took their spots in that same category. Both sold listings realized prices substantially under the current median price point for active listings. Additionally, both sales prices were less than the original list prices.

Congratulations to all parties on the successful closing of this classic 1965 Mid-Century Modern home! Thank you to both the sellers and buyers on allowing me to assist in transferring this property from one generation of family to the next. Shoutout to Cassidy Leary - Guild Mortgage for providing a path for financing this purchase, along with Flying S Title & Escrow for making sure everything was in order on closing day.

Here are some fun facts from the year this home was constructed:

1) The 1965 Ford Mustang was the most successful vehicle launch since the 1927 Model A, with over 100,000 units sold

2) Charles Schulz's "A Charlie Brown Christmas" made its TV debut and became an instant classic

3) Bob Dylan famously went "electric" at the Newport Folk Festival, establishing a new era of the artist's musical style

4) President Lyndon B Johnson signed the Voting Rights Act into law, banning literacy tests and other discriminatory voting practices across the country.

5) NASA astronaut Ed White became the first American to walk in space during the Gemini 4 mission.

When buying and selling historic properties, the conversation can sometimes lead to "Is this house haunted?". It's common to associate the aesthetics and sounds of old homes with the paranormal or spirit world. Whether the building is actually haunted or not, well that's up for each individual to decide.

HomeAdvisor conducted a study comparing reported paranormal/notorious houses to the active amount of homes for sale in each state. Based on their findings, roughly 5.5 out of every 100 homes sold in Montana have the potential to be "haunted" - whereas the national average is every 13 out of 100 homes. If I had to guess, our local market percentage is probably a little higher 👻

Historically, October is one of the busiest months in real estate for Butte - and Uptown is no different. With two more closed sales over the past seven days and four scheduled to close this week, transactional volume may just surpass October's 2025 numbers. Both sales this past week registered in the $300-$400k bracket, which is substantially more than the $249k Median Price Point for Active Properties and $220K Median Price Point for Pending Properties. Will the last week of the month prove to be a treat for the market or will we get tricks as we move closer to the holiday season?
