Don't listen to all the media hype!
Everyone is talking about mortgage rates—but rate isn't everything when buying a home.
Just 4–6 months ago, many buyers were facing multiple offers, bidding $20K–$30K+ over asking, offering appraisal-gap coverage, reducing inspection protections, and having little chance of getting seller-paid closing costs.
Today's market looks different. More inventory and longer market times are giving buyers something they haven't had much of lately: NEGOTIATING POWER.
🔥 Here's a recent real-world example:
A home was listed at $775,000. Our buyer negotiated:
âś… Purchase price down to $755,000
âś… 3% seller contribution toward closing costs
âś… Kept their inspection protection
âś… No appraisal gap
âś… Initial rate around 7.30%
âś… Used seller concessions to help buy the rate down to approximately 6.65%
Think about that.
The buyer saved $20,000 off the asking price, negotiated up to $22,650 in seller concessions, kept important protections AND achieved a rate similar to what buyers were seeing earlier this year.
đź’ˇ So which market offers the better opportunity?
Would you rather have a lower advertised rate while competing against multiple buyers and potentially paying well over asking?
Or take advantage of today's market to negotiate the price, closing costs, terms—and potentially the interest rate?
Don't fixate on one number.
It's not just about the rate. It's about the whole opportunity.
Before deciding to wait, let's run the numbers and see what today's market could look like for you.
