Simple habits help keep your home and family safe. Here are 4 to start with:

1️⃣ Test your GFCI outlets: Press the TEST and RESET buttons once a month. These outlets help protect against electric shock.

2️⃣ Avoid overloading circuits: Using too many high-powered devices on one outlet or extension cord can create unnecessary heat and increase fire risk. Replace cords that are frayed, cracked, pinched, or damaged, and use extension cords temporarily, not as permanent wiring.

3️⃣ Keep your electrical panel accessible: Avoid blocking it with storage items. Easy access is important during emergencies and routine maintenance.

4️⃣ Know the warning signs: Warm outlets, loose plugs, flickering lights, buzzing sounds, discolored receptacles, repeated breaker trips, burning smells, or sparking should be evaluated by a licensed electrician rather than repaired yourself.

Working outside? Only use extension cords, lighting, and electrical devices designed for outdoor use.

Cold weather is here, and radon levels tend to rise with it. Radon seeps up from the soil and builds up in closed-up homes, especially in the colder months. If your test comes back at 4.0 pCi/L or higher, it’s time to fix it.

𝐀 𝐡𝐨𝐦𝐞 𝐜𝐚𝐧 𝐥𝐨𝐨𝐤 𝐩𝐞𝐫𝐟𝐞𝐜𝐭 𝐨𝐧 𝐚 𝐰𝐚𝐫𝐦 𝐝𝐚𝐲 𝐚𝐧𝐝 𝐭𝐞𝐥𝐥 𝐚 𝐝𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭 𝐬𝐭𝐨𝐫𝐲 𝐨𝐧𝐜𝐞 𝐭𝐡𝐞 𝐰𝐞𝐚𝐭𝐡𝐞𝐫 𝐜𝐡𝐚𝐧𝐠𝐞𝐬.

Some problems aren’t obvious all year round. They show up when the heat comes on and the house spends more time closed up. Here are 6 things worth asking about at your next showing:

1️⃣ Drafts around windows & doors: Gaps, worn weatherstripping, or rooms that feel much colder than others.

2️⃣ Moisture: Musty odors, water stains, peeling paint. A stain alone won’t tell you if the problem is active or resolved, so ask the seller.

3️⃣ Heating that struggles: Slow warm-ups, cold rooms, unusual noises. Ask when the system was last serviced and about any recent repairs.

4️⃣ Roof & gutters: Overflowing gutters, sagging sections, ceiling stains. A roof can look fine from the ground, so have a qualified pro evaluate any warning signs.

5️⃣ Pipes in colder areas: Garages, crawlspaces, and exterior walls. Look for exposed pipes, missing insulation, or a history of frozen pipes.

6️⃣ Window condensation: A little is normal. Persistent moisture or water on sills can point to humidity or ventilation issues.

You don’t have to identify the cause of every draft, stain, or smell. Ask the seller whether they’ve noticed it or had it repaired, request maintenance records, and encourage buyers to raise concerns at the inspection.

A showing is only a snapshot, and some conditions won’t be visible that day. Don’t just look at how a home presents today. Ask how it performs throughout the year.
