Selling next spring? The most important month is this one. 🌱 A year out is the best time to start, not because you're listing, but because you're not.

Every step is easier without a sign in the yard. So here's the order we'd do it in. Twelve to nine months out: an agent walkthrough, gather your documents, know your loan payoff. Nine to six months: estimates on the roof, HVAC and water heater, handle anything unpermitted, declutter one room a month. Six to three months: photograph the yard in bloom, because February buyers never get to see June. The last three months: paint, lighting, deep clean, and pick your listing week around your life.

The gas station at 431 W. Ventura Blvd opened May 1. The warehouse itself is listed for October 30, 2026 on Costco's own location page. So if you've driven by and wondered why the pumps are busy but the doors are still closed, that's why.
