For years, home buyers were dealing with low inventory, heavy competition, bidding wars and very little negotiating power.
A lot of people understandably got frustrated and stepped away.
But today’s market is different.
Some homes are sitting longer, there are fewer highly motivated buyers chasing every listing, and that can create opportunities to negotiate on price, terms, credits or timing.
But first, you have to actually go look.
I recently had a buyer ask for a Zoom walkthrough of a home even though we already offer a full 3D virtual tour that lets you move through every room, look around in 360 degrees and zoom in on details.
It made me wonder whether some buyers are holding back because they’re worried that simply contacting an agent or seeing a home in person somehow commits them to that agent.
It doesn’t.
Those tools are great, but they still cannot recreate the true light, scale, flow, surroundings or overall feel of physically standing inside a home.
Buyers also shouldn’t be afraid to attend open houses or contact a listing agent directly for a private showing.
As a practical rule, if an agent is going to represent you as a buyer, that relationship and the agent’s compensation should be agreed to in writing up front, usually before you begin touring homes together.
If you simply preview a property with the listing agent, that agent represents the seller, not you, unless you separately negotiate and agree to a buyer-representation relationship in writing.
So seeing a home with the listing agent does not automatically mean you hired that agent or owe them compensation.
Get off the sidelines.
See homes in person. Ask questions. Look for opportunities.
You may find today’s market gives you a little more room to play than the one you walked away from.
