Buying a home in Minnesota feels impossible right now. Is it actually harder than it was in 1984?

I read a national article on home affordability and compared it to the West Metro. A 20% down payment is about $86,000 today versus about $16,000 in 1984, and the typical home price here is almost identical to the national number. It is not easy, but it is not impossible either.

📆 September was a weird month for Minnesota real estate.

🏡 Buyers signed the fewest purchase agreements of any September since 2010, but sellers kept right on listing. 🤔 More homes, fewer buyers, and that’s starting to tip the scales toward buyers.

In this month’s update I break down what happened with pending sales 📉, inventory 📈, prices, and affordability 💵. I also go over the three things you can actually negotiate on right now. Hint: price is only one of them.

Every week I look at what’s for sale in Buffalo, Minnesota and pick the one that gives you the most house for the money. This week’s pick is a newer split-entry in pretty good shape, with all three bedrooms on the same level, the laundry up there too, a wide-open main level, and a big finished three-car garage. I might be a little biased about the garage.
