Getting pre-approved feels like a big win, but it's not the same as being approved.

Your lender looks at your finances again before closing, so anything that changes between now and then can change your loan. I've seen deals get delayed because someone switched jobs, financed a new car, or opened a store credit card to save 20% on furniture for the new place. If you're in the middle of buying, hold off on any big financial changes until you've closed. And if you're not sure whether something will affect your loan, just ask your lender or me first.

Okay, so something I see a lot that costs buyers money is little details that are easy to spot if you know what you're looking for.

Here's what I'm watching for at every showing:

Gutters emptying right against the foundation. All that rainwater dumps where you least want it, and over time it can lead to foundation or water problems.

A yard that slopes toward the house. Water should run away from the home, not toward it.

Interior doors trimmed at the bottom. Usually someone shaved them because they stopped closing right, which can mean the floor or foundation has shifted.

Gaps where the baseboard meets the floor. Another sign the floor may have settled.

None of these automatically mean walk away. They just mean ask more questions and have your inspector take a closer look.

The house is talking. Most buyers just aren't listening 😉

There's always so much going on around here once fall hits, so I made a list of the spots I hear about the most this time of year!

Some are great for the little ones and some are a whole day out. Have you been to any of these yet? I'd love to know which one's your favorite 🎃

One of the best backyard views in Sunfield just hit the market. 👀

3 beds | 2 baths | no carpet | pond views | move-in ready

The layout is easy, the finishes are fresh, and the east-facing backyard might be my favorite part — sunrise coffee overlooking the pond, shaded evenings later, and a fishing pond just a short walk away.

Add in Sunfield’s pools, lazy river, trails, parks + easy access to Buda and I-35, and this one checks a lot of boxes without trying too hard.

Fall has a reputation for being a "bad time" to buy or sell a home. But if you know where to look, it can actually work in your favor! 🍂

A few things fall offers that spring and summer don't:

🏡 Sellers face less competition, so your home doesn't get buried in a crowded market
📅 Fall buyers usually have a real deadline, which means fewer tire-kickers and more serious offers
🤝 Buyers often have more room to negotiate and fewer bidding wars to fight through
🍁 Homes look their best with fall color, and you get to see a house in real weather before you commit

If you're thinking about making a move this fall, I'd love to help you use the season to your advantage!

If you’re selling your house and buying another, talk through the timing before you start booking movers. Especially if you need the money from your sale to buy the next place, there are a few things you’ll want lined up early.

When will that money be available? When do you have to be out, and when can you get the new keys? And if a closing gets pushed back, where will you stay?

You don’t need every detail figured out today, but working through these questions with your agent and lender now can save you a lot of scrambling later. Swipe through for what to sort out first!

These two areas get compared a lot, so I wanted to put a few of the things people usually ask about side by side: home prices, schools, getting around, and what there is to do nearby.

It’s a starting point if you’re considering both, though the specific neighborhood and address matter too. Swipe through and see which sounds more like your kind of place!

I’ve seen buyers fall in love with a house and think, “We’ll fix it up little by little.” That can work for paint and dated cabinets, but it gets harder when repairs need attention right away. Before you commit, get those concerns checked, get repair quotes, and look at what you’ll have left after closing. You don’t need every update done on day one, but you do need a plan for the work that can’t wait!

Selling your home is usually a little more emotional than people expect it to be, which is why it helps to keep a clear head about the feedback you’re getting along the way. You don’t need to change course because one or two buyers mention something, but if you start hearing the same comment over and over, that’s probably worth paying attention to. Sometimes a pattern in the feedback can tell you where buyers are getting hung up and give you a chance to adjust the strategy, whether that means the price, presentation, or something else. Especially in a market where every showing matters, being willing to listen and make small adjustments can make a real difference.

If buying a house is on your list for this year, this is your sign to start getting ready now.

The little things matter more than people think. A new car payment or switching jobs right before closing can throw off your whole loan. I've seen it happen.

Save this for later, and if you want to talk through where you're at, send me a message. Happy to help you figure out your next step!
