Nick Lloyd walked me through his listing on Penn Avenue and saved the best part for the last ten seconds.

Most downtown Pittsburgh condos look like the hotel you stayed in on a work trip. This one opens on horsehair wallpaper, runs into a living room with a pool table in it, and ends at a bedroom window I'm not going to spoil.

If you've written off living downtown, this is the one I'd show you first. It's in the Cultural District, and downtown Pittsburgh real estate rarely looks like this.

Want the details and the full tour? Message the page and I'll send it over.

I just paid $10 for a coffee and I'd do it again. Somebody explain how we got here.

Took myself on a solo coffee date and work session at 's new Strip District café on Smallman. If you've been on Pittsburgh social media at all this year, you've seen this place.

The backstory is great. The Roaming Bean started as a mobile coffee truck in 2022, won Best Local Coffee Shop in Pittsburgh Magazine's 2025 Best of the 'Burgh, and opened its first storefront at 1455 Smallman St. in January.

The verdict: delicious, great environment, friendly staff. But the part nobody talks about is the Wi-Fi. If you bounce from coffee shop to coffee shop to get work done, the speed in here is insane. It just jumped to the top of my list of Strip District coffee shops for a work session.

I'm Tim, a Pittsburgh Realtor who works out of a lot of coffee shops. Follow for more spots worth your time (and your $10), and the link in bio is the fastest way to reach me.

Highland Park's median fell $245k in three months. Nobody's house there actually lost $245k.

Comment PULSE 👇 for my weekly Pittsburgh newsletter.

Each quarter this year I've pulled the median sale price for 10 Pittsburgh neighborhoods straight from the MLS. This video is Q3 only, meaning homes that closed between July 1 and September 30, 2026. The median is the middle sale. Half the homes sold for more, half sold for less.

Here's the context the video can't show you. Last quarter, Highland Park came in at $710k and East Liberty at $695k. This quarter, Highland Park is $465k and East Liberty is $501k. Those neighborhoods didn't crash over the summer. In a single quarter, a smaller neighborhood might only have a handful of closings. East Liberty had 3 sales in Q2 and 5 in Q3. With a sample that small, one high-end sale or one fixer-upper moves the whole number.

The neighborhoods with more sales give you a steadier read. Squirrel Hill had 67 closings this quarter at a $543k median. Lawrenceville had 43 at $475k. Shadyside had 33 at $578k, the highest on the list. At the other end, South Side came in at $224k and Mt. Washington at $275k.

I'm Tim Pettigrew, a Pittsburgh Realtor. If you're using these to think about your own house, treat one quarter as a snapshot of what happened to sell. It isn't a price tag on your home, and the number of sales behind each median matters as much as the median itself.

Find your neighborhood. Higher or lower than you'd have guessed? Follow for more Pittsburgh real estate.

You put this one in my comments. I finally went. You were right.

The Philly cheesesteak from in the Strip District. I grabbed it tonight and demolished it. It looks exactly like the videos on their page, which almost never happens, and it tastes even better than it looks.

This is my new crown holder for best cheesesteak in Pittsburgh. The only one I'd put in the same conversation is Common Oven out in New Ken.

📍 2551 Penn Ave (rear), Strip District. It's the takeout window behind DiAnoia's Eatery, same owners.

Don't take my word for it. Go try it and tell me I'm wrong.

Annie Dillard grew up right here in Point Breeze, in what she called "a house full of comedians reading books."

She died last week at 81. An American Childhood, her memoir of growing up in 1950s Pittsburgh, is still one of the best things anyone's written about this city. No steel, no football. Just a kid paying attention.

She's in this week's Pittsburgh Pulse, along with the unsealed Gainey warrant, archers back in city parks, and a 12-car garage in the North Hills.

A Soho style house dropped in Lawrenceville. Some people will love it, a lot might hate it. Check out this unique home!

Comment 3865 👇 and I’ll send you the address and the full walkthrough.

Skylights, exposed beams, a spa-style bath tucked under the roofline. You already saw the number in the video. What I didn’t show you is the street it sits on, the detached two-car garage, and how the whole thing actually flows once you’re inside.

That part I’ll just send over.

The wallpaper in here is made out of horsehair. I had to ask twice.

Comment 806 and I'll send you the link to this one.

It came from a French company, it's textured, and the designer the seller brought in sourced it back in 2011 when he gutted the place. It's the first thing you see when the elevator opens, which is very much the point.

I've walked a lot of downtown Pittsburgh condos and they mostly look like the same box with a different view. This is not that. Penn Avenue, Cultural District, and downtown Pittsburgh real estate with actual design decisions in it.

Listed by with RE/MAX Select Realty.

Would you live with horsehair wallpaper, or is that a hard no for you?

The elevator in this building opens straight into the apartment. No hallway, no landing, no door with a number on it.

Comment 806 and I'll send you the link to this one.

Each unit has its own key for it, so it only stops on your floor. Practical version: you carry the groceries in one trip and you never take a flight of stairs.

Six units in the whole building, right on Penn Avenue in the Cultural District. Boutique is a word that gets thrown around in downtown Pittsburgh real estate, and this is what it's supposed to mean.

Listed by with RE/MAX Select Realty.

Would no hallway between the elevator and your kitchen feel luxurious or exposed to you? I think it depends entirely on the person.
