I broke into a house to make my first sale. 🏡

Brand new agent, desperate for that first closing. My buyer's favorite house was saved for last, and when we got there, the lockbox had timed out by one minute. She had her heart set on it, so turning around was not an option.

I ran the perimeter. Every door, every window, locked. Around back, a deck one story up, no stairs, but a ladder. So I climbed it, went over the railing, and the sliding doors were unlocked.

Not in any training manual. But that first sale taught me early: when you're committed to your client, you find a way.

Your CRM is not a contact graveyard. 📇

Sometimes it's not about collecting more contacts. It's about actually using the ones you already have.

You wait for leads to reach back out to you, but most people don't buy or sell the moment they meet you. Without a simple system for staying in touch, you lose the deal to whichever agent shows back up first.

You treat every contact the same way. A past client, a cold lead, and a warm referral all need a different message. When follow up isn't tailored, it starts to feel like noise instead of a relationship.
