Pittsburgh is holding its ground - and the numbers deserve some perspective.
September’s housing report shows a slowdown, but Pittsburgh performed better than many major markets:
* National pending home sales fell 7.3% from August and 11.3% from September 2025.
* The Northeast recorded a 4.2% monthly decline - the smallest decrease of any region.
* Pittsburgh-area pending sales declined 6.2% year over year, placing us among the 10 markets with the smallest annual declines across the country’s 50 largest metros. (nar.realtor)
There’s reason for optimism here. Pittsburgh’s annual decline was 5.1 percentage points smaller than the national decline. Our market is feeling the pressure, but it’s showing relative resilience.
Also worth understanding: pending sales measure homes going under contract. An 11.3% decline in sales activity does NOT mean home values dropped 11.3%.
For Pittsburgh buyers, a slower pace can create opportunities to negotiate. For sellers, thoughtful pricing, strong presentation, and marketing that gives buyers a reason to act still matter.
At Elevated Realty, we believe there’s opportunity in this market. Finding it starts with understanding what’s happening in your neighborhood, your price range, and your corner of Pittsburgh.
