Mortgage rates just hit 7.40%, up from 6.27% a year ago. On a $250,000 loan, that’s about $188 more a month in principal and interest.

But that’s only half the story. More than 1 in 5 homes for sale cut their price in September, the most for any September since 2018. Locally, new listings are up 12% this year while sales are up 2%. That means more homes to choose from and more room to negotiate.

If you’ve paid rent on time for years, that history may finally work in your favor. Fannie Mae and Freddie Mac have opened VantageScore 4.0 to all approved single-family lenders, and FHA borrowers will gain similar options next year. These newer credit scores can include payment history like rent and utilities, which traditional scores often miss.

A few things to know: it doesn’t guarantee approval, credit is only one part of the decision, and your lender chooses which scoring model to use. Ask your loan officer which one they use and whether VantageScore 4.0 is an option for you.
