If the Colorado housing market had a mood this fall, it would be "let me think about it." September brought fewer sales than last year, a record number of homes on the market, and buyers who are clearly in no rush. Prices, though, have held fairly steady.

What might that mean? For buyers, a little more breathing room and more leverage than we've seen in years. For homeowners weighing whether to move or stay, it's a good moment to step back and think about what you actually want from your home, rather than reacting to a fast market.
