This Berkeley bungalow blended the character people look for in an older Denver home with a long list of thoughtful updates, including newer windows, roof, AC and water heater.

Sold: 623 Terry St, Longmont.

This one found a pretty special next chapter. The home was purchased by Elevated Communities, a Longmont-based nonprofit supporting people with intellectual and developmental disabilities through advocacy, resource navigation, employment readiness, and community programs.

We’re thrilled for our seller, and equally excited to see such a great Old Town property continue serving the Longmont community.

This week’s numbers may look a little strange for September.

New listings jumped about 58% week over week in Denver and 15% in Boulder County.

Labor Day likely has something to do with it. Many sellers hold their listings until after a holiday weekend, which can create exactly the kind of post-holiday bump we’re seeing now.

But there’s a strategy lesson here too. Sometimes going against the standard flow and listing during a quieter weekend can mean less competition for buyer attention.

There’s no single best time to list. We look at the property, the competition, buyer behavior, and the local data before making that call.
