📊 The numbers tell a story—but not the whole story.
September’s Boulder market stats show some interesting shifts, but market-wide averages always need context. 🔍 A handful of higher-end or luxury sales can significantly skew the average sales price, making it look like values have risen more than they actually have across the board.
🏡 What stands out to me more? Fewer homes are selling and days on market are increasing. That means many sellers are having to be more patient—and buyers may have more room to negotiate on price, concessions, repairs and other terms.
✨ For buyers, there are opportunities in this market. More time to make thoughtful decisions, less competition on many properties, and sellers who may be increasingly motivated.
Of course, real estate is hyper-local. 📍 What’s happening with a $600K condo can look completely different from a $3M home just a few miles away.
That’s why I always look behind the numbers. Your neighborhood, price point, property type and competition tell a much more useful story than one citywide statistic.
