Higher rates did not stop Chelmsford buyers.

Freddie Mac put the 30 year fixed rate at 7.40% on October 8, 2026. Even so, the Real Estate Data Aggregator counted 124 homes sold and 121 pending sales across Chelmsford in the three months ending August 31, 2026. Buyers are still showing up.

The bigger point is that Chelmsford is not moving as one market. In 01824, the Real Estate Data Aggregator shows 1.1 months of supply, which is still tight. In 01863, which includes North Chelmsford, buyers have more room and homes are not moving as fast. Pricing takes more care there.

One home in Chelmsford stood out this week, and the numbers say why.

We looked at 62 homes for sale and ranked them by saves on Zillow for their age. This one came out first. The homes we checked averaged 59 saves. This home has 217, which is 270% above that average. It also pulled in 1,990 views.

We're not calling it a sure thing. But when a home in a town like Chelmsford pulls that kind of attention on Zillow, it's worth a closer look before everyone else does.

More listings. Still not enough.

That's the clearest read from Greater Lowell right now. The Real Estate Data Aggregator counted 880 pending sales in the three months ending July 31, 2026, up 15% from the year before. New listings rose too, but not as fast as buyers are moving.

That doesn't mean every town tells the same story. It doesn't. Lowell, Chelmsford, Tewksbury, Westford, Dracut, Billerica and Littleton each have their own numbers, their own pace, their own quirks. The big picture is real, but your street is what actually matters to you.

154 saves on Zillow. The average for the homes we checked was 19. That's not a small gap.
