When a home isn’t getting the response a seller hoped for, it may be time to look at how it’s positioned in the market. That could mean adjusting the price, revisiting the marketing strategy, or taking another look at how the home is being presented to buyers.

It’s not always about a ""repositioning"" but many times it is.

Virtual staging can look great online, but it can work against you in real life.

I’ve heard it more times than I can count: “This looks different in person.” And that’s exactly why I’m not always a fan of virtual staging. Buyers walk in with certain expectations, and when the space doesn’t look the way they imagined or what they were led to believe it was, it can change how they feel about the home.

Photos should give an honest representation of what they’re walking into and set realistic expectations. My personal opinion is that investing in real staging is the way to go and will pay for itself a few times over.

Finding the right house is a lot like finding the green! You’d think it would be simple, but there’s more to it than meets the eye.

In real estate, you can have a whole list of must-haves and spend hours scrolling through listings. You might think finding the right place is easy but it takes time, a little patience, and sometimes looking at a lot of houses before it all clicks.

Touring new construction is always interesting... sometimes you make a new connection with a Builder or GC who does great work. Other times, you find strange design choices.

As a realtor for over 25 years, I've been around the block enough times to catch subtle things like this that have a significant impact on the Buyer's lifestyle. Things you may not think about or notice until you are actually in the home. In the end, what I callout could be the difference between you putting an offer in or walking away. I'm always on the hunt for things like this to make my clients aware of.

PSA to all historic home lovers - if you're thinking of buying that 100 year old home, there's one thing you should insist on checking, because your realtor might not think to. And what is that?
