Closed condo sales dropped nearly 25% from August, while the average sale price increased 15% to about $1.72M.

Meanwhile, the average time it took a property to receive an offer stayed unchanged at 46 days.

Another Downtown Boston office tower is headed to the auction block. 🏙️

100 Summer Street — a 32-story tower near South Station that sold for $806 million in 2019 — is scheduled for a foreclosure auction on October 20.

The building is reportedly still 72% leased, making this another major test for Boston’s post-pandemic office market.

🏡 Before you put your home search on hold because of mortgage rates, ask about a 2-1 buydown.

It can lower your monthly mortgage payments for the first two years—and we may be able to negotiate for the seller to cover the cost.

👇 Here’s how it works using a 7% fixed-rate mortgage as an example:

1️⃣ Year 1: You pay the principal-and-interest amount calculated at 5%.
2️⃣ Year 2: You pay the amount calculated at 6%.
3️⃣ Year 3 onward: You pay the full amount at 7%.

💰 The seller funds the payment difference upfront. Your actual mortgage rate stays at 7%; the savings are temporary.

That can give you breathing room as you settle into your new home. You still need to qualify at the full rate and budget for the payment after the buydown ends.

🏡 The South Boston condo market cooled off in September.

Closed sales fell nearly 26% month over month, while the average sale price moved from $996,500 in August to $907,154 in September.

What does that mean locally? Buyers are being more selective, and sellers need to pay close attention to pricing and positioning.
