Adam Geragosian Real Estate Real Estate Sales/Purchases/Rentals/Investments I graduated with a Dual Major in Business Administration, while playing Division 1 hockey. to my clients.

MY STORY:

Born and raised in the Boston area, I got my start in real estate while attending Northeastern University. Academically, I was Dean’s list and selected to the Hockey East All-Academic Team. With over 14 years of knowledge and experience I am able to provide clients the best possible service. Integrating cutting edge technology with industry expertise is something that separates myself from other agents. I am ranked in the Top 1% Nationally for production, and also a member of the exclusive "Boston's Top 20", "100 Most Influential Agents,", and is a FIVE-Star agent

MY MISSION:

To provide every client the best service possible. This is accomplished by integrating advanced market knowledge with hands on service. Attention to detail and dedication to clear lines of communication are the cornerstones of my business. As shown via client testimonials, I treat every purchase/sale as if they were my own. Over the last 15 years, this model has enabled me to achieve local, and national, recognition. WHY IT MATTERS:

Real estate is most often the biggest investment an individual will make in their life time. In addition to being an investment, it is also your home. Home is a place where you, and your family, should live comfortably and safely. There are many moving parts in a real estate transaction, and if you are not careful or do not have the best representation, things can go wrong. Aside from my personal service, I also recommend the best attorneys, home inspectors, lenders, contractors; etc. It is my job, for seller clients, to maximize their return on investment while making the transaction as seamless as possible. For buyer clients, my duty is to protect their investment by reviewing every property of interest to make sure you are getting the best product for the lowest possible price. WHAT YOU CAN DO:

The most important thing you can do when pursuing real estate, purchase or sale, is find great representation. There is very little resistance to entry in the this industry. This makes it very difficult for buyers/sellers to decipher who is truly knowledgeable. Great representation will make certain that you are the winning side of each real estate deal. Whether you are a looking to buy, sell, or rent... Do not hesitate to contact Adam.

Thinking about selling? Some things to keep in mind:

1. Pricing.
In today's market, with rates being as they are, pricing is more important than it has been for over 15 years (IMO).

2. First impressions matter.
Decluttering, minor repairs, system servicing, thoughtful staging; etc can help buyers connect with your home. I have seen many buyers walk away because of poor prep. Getting the right guidance on prep steps is crucial to maximize ROI. *You also should be careful to not over-prepare as this can be costly too - it is a balance and each property/situation is different.

3. Presentation drives interest.
Making sure your property is presented in the best possible light will help it stand out from the pack. This ties in heavily with number 2 (ie prep), but also includes the marketing package/plan.

4. Every neighborhood is different.
Know exactly what is going on within your area. This means talking to people that are "boots on the ground"... not just chatgpt! In most places, a block or two can make a world of difference on value.

5. The best offer isn't always the highest.
Specific contingency terms, deposit size, closing flexibility; etc all matter. Nothing is over until it's over in real estate! The totality of price AND overall terms dictate which offer is the strongest.

If you have questions or thoughts about getting your property ready for sale, don't hesitate!

Some things to consider if you are in the market to be a "landlord"! Real estate can be one of the most effective long-term wealth-building tools because it offers more financial advantages than most any other investment. But, it also comes with more work and requires a keen-eye to avoid potential land mines. Despite the cons, here are some of the pros:

~Depreciation: tax deduction for wear and tear.
~Tax benefits: write-offs for mortgage interest, property taxes, insurance, repairs.
~Equity building. Tenants help pay down your mortgage, increasing your ownership stake over time without having to cashflow from personal finances.
~Appreciation.
~Inflation hedge: As a baseline, rents and property values generally rise with inflation. Which is all the rage these days... đź’¸
~Leverage: You can purchase a valuable asset with a down payment rather than paying the entire purchase price upfront. (ie. put $100k down on $500k property; if market goes up 10% you get the full $50k appreciation on the whole not just your initial investment).
~Long-term tax/retirement planning: Potential tax advantages when selling, and steady cash flow during drawdown/retirement.

Of course, no investment is risk-free. But, with the right property and a long-term plan, real estate is a stable foundation for any portfolio. Just keep in mind, it can definitely be a headache dealing with tenants and unforeseen costs..! You need to have the stomach for these particular issues.

If you are thinking about investing, I am happy to talk through all the ins-and-outs.

$50,200,000 has been awarded to rehab Building 107 in the Navy Yard. Built in 1904, this historic 61,000sqft building will become the new HQ for the National Parks of Boston.

This will be a significant improvement compared to letting 107 continue to rot… BUT I always find it interesting how the city consistently states we have a housing shortage while they sit on vacant and deteriorating parcels for decades on end. Then, when it comes time to develop, they either make it insanely difficult for builders or take the property for themselves. If this was put out to bid a developer would most likely convert to apartment or condos which would increase market supply, and be a major tax producing asset for the city. Instead, $50.2M of tax payer money will be spent to renovate a historic parcel that (despite being an improvement) provides no new housing and creates net-negative tax revenue. 🤔💸

Likewise, I’ve been lucky enough to work with many of my clients multiple times over the years. Those relationships, often extending beyond real estate, are incredibly important to me— so testimonials like this mean a lot.

My goal is always to see the purchase / sale through your eyes, understand what matters most, and then give the best advice possible.

Are renovations worth it when selling? Well, it’s case-specific. A lot of factors come into play when deciding whether or not to invest the time, money, and energy before listing.

If you’re having this dilemma, just LMK and I can add my “two cents” based on your specific situation!
