MARKET MONDAY!

The latest local market numbers are in, and they’re another great reminder that real estate is truly local.

Here’s a look at September single-family home sales:

🍁Bolton: Median sale price reached $1,155,500, up 21.6% from September 2025.

🍁Harvard: Median sale price climbed to $1,335,000, up 60.8%, with 7 homes closing during the month.

🍁Hudson: 12 homes closed, up from 11 last September, while the median sale price was $599,950.

🍁Lancaster: Activity picked up with 10 closed sales, compared with 7 last September, and a median sale price of $692,500.

🍁Stow: 4 homes closed with a median sale price of $767,000. Looking year-to-date, Stow’s median sale price is $905,000, up 6.4% from last year.

Again, there isn’t one single “Massachusetts market.” Conditions, and even trends from month to month, can vary significantly by town, especially in communities with fewer sales.

If you’re wondering what these numbers mean for your home, that’s where local knowledge matters. Reach out to Amy Balewicz Homes for a closer look at your neighborhood and your specific property.

This sale was especially meaningful because our sellers had already moved out of the country nearly two months before closing. That meant they needed a local team they could truly trust to handle the details from afar.

From coordinating floor refinishing and staging to preparing the home for market, marketing it successfully, managing the open house, and even taking care of some unexpected last-minute details, Amy, Tara, Jenn, Jenni, Karen and the entire team worked together to make sure everything was handled and the home made the best possible impression.

Their kind words afterward meant so much to us:

“Our situation was especially challenging because we moved out of the country nearly two months before the sale of our home. Amy went way beyond the call of duty… Amy orchestrated a total team effort to make sure our home made the best possible impression. We deeply appreciated the work and care Amy and her team put into selling our home.”

Congratulations to our sellers on a successful closing, and welcome home to the new owners!

This is what having a truly local team is all about. When you can’t be here to handle every detail, we can.

👻 WHAT TO KNOW WEDNESDAY: The Lizzie Borden House

Would you buy a home with one of the most infamous histories in America?

On the morning of August 4, 1892, Andrew Borden and his wife, Abby Borden, were murdered inside their home at 92 Second Street in Fall River, Massachusetts.

Abby was killed first in an upstairs guest room. Investigators determined she had been struck 19 times with a hatchet-like weapon. Roughly an hour and a half later, Andrew returned home and was attacked while resting on a sofa downstairs, suffering 10 or 11 blows.

Andrew’s 32-year-old daughter, Lizzie Borden, was home that morning, along with the family’s maid, Bridget Sullivan. Lizzie said she had been in the barn and discovered her father’s body after returning to the house. As the investigation continued, however, authorities became suspicious of inconsistencies in her account.

The case became even more mysterious when a close friend testified that she saw Lizzie burn a dress several days after the murders. Lizzie was ultimately arrested and charged with murdering her father and stepmother.

After a sensational trial in 1893, a jury found Lizzie not guilty. No one else was ever charged, and the murders remain officially unsolved.

And that famous rhyme about “40 whacks”? Not exactly accurate. Abby was Lizzie’s stepmother—not her mother—and the actual number of blows was far fewer than the rhyme suggests.

More than 130 years later, the house still stands in Fall River and has become a destination for people fascinated by true crime, history—and, of course, the paranormal.

REAL ESTATE TWIST: A home's history can become part of its identity long after the people who lived there are gone.

The historic home was listed for $2 million in 2021 and sold to the owner of a ghost-tour company. Today, it operates as a museum, bed & breakfast and paranormal attraction.

A property's history can absolutely become part of its identity—and sometimes, what might scare away one buyer is exactly what attracts another.

So we have to ask…

Market Monday! This Fall, mortgage rates have become the story. Rates have climbed steadily through September. The 30-year fixed rate hit 7.03% on September 24, the first time above 7% since January 2025. By October 8, Freddie Mac’s weekly average had reached 7.40%, compared with about 6.3% a year ago. A hotter-than-expected inflation report this month has kept rates elevated, and most experts expect rates to hold steady through the end of 2026.

For buyers, that adds real cost and some buyers have paused to wait for clarity. Others see an opportunity: less competition, more room to negotiate, and the option to refinance later if rates ease.

For sellers, the market has shifted from a seller’s market to one of balance. Inventory is still tight in our area, and although we are seeing increased price reductions and homes staying longer on the market before going under agreement, well-prepared, strategically priced homes continue to sell. We are in a market that rewards patience, sound pricing strategy, and preparation.

Whether you're navigating the market as an active buyer or seller, or just keeping a casual eye on the ever-evolving real estate landscape, Amy Balewicz Homes wants to be your local resource and we are committed to keeping you informed as your trusted real estate advisors. If you’re wondering what your home might be worth in today’s environment — or how best to position yourself for the Fall market — we’re always here to help with guidance, strategy, and a personalized market review.
