But here's what most buyers miss: Not every home in the Treasure Valley comes with the same opportunities.

One seller might be willing to cover your closing costs. A builder might offer an interest rate buydown. Another home might have multiple offers, and trying to negotiate another $20,000 could cost you the house altogether.

WAITING FOR MORTGAGE RATES TO DROP BEFORE BUYING A HOME IN BOISE?
You may be watching the wrong number.
You can’t control where interest rates go next.
But depending on the home, the seller, and the financing, you may be able to negotiate a better rate for yourself.
One strategy we’re seeing buyers use in today’s Boise real estate market is negotiating seller concessions and applying those funds toward an interest-rate buydown.
In plain English? Instead of only negotiating the price of the house, we look at whether negotiating money from the seller to help lower your mortgage rate could put you in a better financial position.
Because the lowest purchase price doesn’t always equal the lowest monthly payment.
And THAT is the number we want buyers paying attention to.
