Last Friday, the doors at 5003 Hwy 2147 opened wide, and Horseshoe Bay showed up.

Thank you to every neighbor, client, friend, and fellow business owner who joined us for the grand opening of the Legacy Broker Group Horseshoe Bay–Highland Lakes office. Ask any Texas landowner what makes a property valuable, and water comes up early. Now it's written into the contract.

As more people move to Texas, demand on our water resources keeps growing. TREC recently added a new required water disclosure (Form 61-0) to its contracts, including the One to Four Family Residential Contract and the Farm and Ranch Contract. Buyers deserve to know what comes with a property, and sellers deserve a clear way to tell them.

🏡 SELLERS may need to disclose:
• Water wells on the property, in use or not
• Ponds, lakes, or water tanks
• Surface water rights
• Whether groundwater rights have been severed, sold, or leased
• Whether the property sits in a Groundwater District

The only exception: you're unaware of all of the above AND the property gets water solely from a municipality, MUD, water supply corporation, or similar provider.

🔑 BUYERS:
• If the disclosure isn't delivered, you can terminate before closing and get your earnest money back.
• Once you receive it, you have 7 days (or until closing, whichever comes first) to terminate for any reason and get your earnest money back.
