What Actually Stays With the House? 🏡

You’re selling your house, but what actually stays when you move?

- The TV mount?
- The chandelier you love?
- Curtain rods and curtains?
- The refrigerator?
- That beautiful mirror attached to the bathroom wall?

This is one of those details that can surprise both buyers and sellers.

Generally, items that are permanently attached to the home may be treated differently from personal property, while the contract can also spell out specific items that stay or go.

That’s why it’s important to have these conversations before the moving truck shows up.

If there’s something attached to your home that you absolutely plan to take with you, tell your Realtor early so it can be addressed properly from the beginning.

And if you’re buying and there’s something you’re hoping stays with the house, don’t assume. Ask.

A little clarity upfront can prevent a lot of confusion at closing.

Staging Isn't About Decorating🏡

There's a difference between decorating a home and preparing a home to sell.
When you're decorating, you're making the house feel like you.

When you're staging, you're helping potential buyers imagine the house as theirs.
That can mean rearranging furniture, removing a few things, brightening a room, simplifying surfaces, or changing how a space is being used.

It doesn't mean stripping every bit of personality out of your home.
It means showing buyers what makes the home special.

Sometimes a few small changes completely change the way a room photographs and feels when someone walks through the door.

The Listing Photos Aren’t the Whole Story

A house can look completely different in person than it does online. 🏡
Wide-angle lenses can make rooms feel larger. Great lighting can brighten a dark space. And sometimes the best features of a home don’t translate into photos at all.

The opposite can also be true.

I’ve seen homes that buyers almost skipped because the listing photos didn’t catch their attention, only for them to walk inside and realize the home felt completely different in person.

That’s why I always tell buyers: don’t eliminate a home based on photos alone.
If the location, price, layout, and major features check your boxes, it may be worth seeing it for yourself.

You might be surprised by the house you fall in love with. 🤍

How Much House Do You Actually Need? 🏡

Bigger isn’t always better when it comes to buying a home.
Before deciding you need a certain amount of square footage, think about how you actually live.

💻 Do you need a home office?
🌳 A big backyard?
🛏️ An extra bedroom for guests?
📦 More storage?
🍽️ A large kitchen where everyone gathers?

📍 Would you rather have more house, or be closer to the places you go every day?
Sometimes a thoughtful floor plan in a smaller home can work much better than simply adding more square footage.

The goal isn’t to find the biggest house you can buy.

✨ It’s to find the home that fits your life.

Market Days is always a fun excuse to slow down, browse the local vendors, grab lunch, and enjoy downtown Boerne.

What Does “Contingent” Actually Mean?

You find a home online that you love, but next to the listing it says CONTINGENT.
What does that actually mean?

Generally, it means the seller has accepted an offer, but certain conditions still need to be satisfied before the sale can move forward.

Those conditions can vary depending on the contract and the transaction.

The important part? Don't assume a home's status tells you the whole story.

If you see a property you love, send it to me. I can find out what's happening with the listing and help you understand your options.

Real estate has enough confusing terminology. I'm always happy to translate it.

The 10th Annual Boerne Book Festival is happening at the Patrick Heath Public Library with authors, book signings, conversations, and activities throughout the day.

🛍️ October 10–11 | Boerne Market Days
Shop local makers and vendors at Main Plaza, then grab lunch and spend some time exploring Main Street.

🎃 October 17 | BEC Member Appreciation Fall Festival
BEC members and their families can enjoy fall activities at Enchanted Springs Ranch.

One of my favorite things about living and working in Boerne is that there is always something happening while our town still feels like a community.

With some exciting changes happening around here, I thought it might be a good time to introduce myself again!

I’m Jessica Johnson, a Texas Hill Country Realtor, and I have the privilege of helping people buy, sell, and invest throughout Boerne, Comfort, and the surrounding Hill Country communities.

For me, real estate has always been about so much more than houses. It’s about the people, the relationships, and helping someone find the place where their next chapter begins.

There is something special about calling the Texas Hill Country home. ❤️
