When I see a price reduction, my next question is: does the new price make sense?

In this weekly snapshot I reviewed, Broward recorded more price decreases than new listings in both single-family homes and condos, townhomes & villas. Palm Beach showed a different mix.

That caught my attention. But the counts alone don’t tell me whether a particular home is priced well.

Swipe through for what I’m watching and what I would examine before advising a buyer or seller.

Last week, the story split. This week? The numbers crossed again. Same two counties. Same property types. A different signal. But does that mean the market has changed?

Something changed in the numbers this week that raises a question I think is far more useful than: “How’s the market?”

Which market are we talking about?
Because the answer may change depending on the county, property type—and eventually, the neighborhood and price point.

Swipe through this week’s Market Minute to see what changed—and why I’m narrowing the lens. → Then tell me: What are you watching—single-family, condo/townhome/villa, and where?

Maybe this is the month that brings a fresh chance to reset, refocus, or finally take the next step. I believe better decisions begin with clarity, good information, and knowing your options. Here’s to a month of meaningful progress, stronger connections, and choices that move us toward living better. Hello, October. Let’s see what’s possible!

A lower purchase price can get your attention. But what happens after the closing table? That’s where the conversation gets more interesting. Because when it comes to condos, the number that looks expensive at first glance may not tell you nearly enough — and the number that looks like a bargain may not either. So before you decide whether the price or the monthly fee makes sense, there’s a better question to ask.

Swipe through. ➡️ Then tell me in the comments:
When you see a condo association fee, what’s the first thing you want to know?

A seller drops the price. What do you assume? That they'r e desperate? That the house was overpriced? That buyers suddenly have the upper hand? Maybe. Maybe not. That's exactly why I wanted to come back with Part II of The Market Minute.

The numbers I shared yesterday deserve attention: across the four Palm Beach and Broward market segments I reviewed, price decreases outnumbered new listings. But here's what I don't want us to do:

Turn one market signal into a market conclusion. Because while sellers are adjusting prices, properties are also going under contract, pending and closing. So what does that mean if you're selling? And where might the opportunity be if you're buying?

That's what we're unpacking in Part II. 👉🏽→
And when you're finished, tell me: What are you seeing in your neighborhood—homes moving quickly, sitting longer, or reducing their price?

A number can be accurate—and still not tell you the whole story. I was reviewing this week’s Palm Beach + Broward market activity when something caught my attention. But the more interesting part wasn’t the number itself. It was what I could—and couldn’t—conclude from it. That distinction matters.

Welcome to The Market Minute: One thing I’m watching. Why it matters.
