Is Your Office Lease Approaching Renewal?

Renewing may seem like the easiest choice—especially when your business is comfortable in its present location. But a lease renewal is also an opportunity to determine whether the space, building and lease terms still support your business.

Before renewing, consider:

• Is the space still the right size and layout?
• Is your total occupancy cost competitive?
• Are the parking, accessibility and building amenities meeting your needs?
• Could nearby properties offer better terms or opportunities?
• Is there anything in your current lease that should be renegotiated?

Reviewing the market does not mean you have to relocate. It gives you the information needed to compare your options and negotiate from a better-informed position.

Before Lowering the Price, Take a Fresh Look

When a commercial property doesn’t sell, lowering the asking price may seem like the obvious next step. Sometimes it is—but not always.

Before making that decision, consider:

• Were the inquiries from qualified buyers?
• What feedback followed property tours?
• Was the property reaching the right investors, owner-users or developers?
• Did buyers have the financial, lease, zoning and property information they needed?

A price reduction may not correct weak positioning, incomplete information or marketing that reached the wrong audience.

Why Multifamily Properties Don't Sell

When a multifamily property doesn't sell, many owners immediately assume the asking price was too high.

Price is certainly important—but it's rarely the only reason.

In my experience, unsuccessful multifamily listings often come down to one or more of these factors:

✔️ The investment story wasn't clearly communicated.

✔️ The property wasn't marketed to the right investor audience.

✔️ Buyers couldn't easily identify opportunities to increase value.

✔️ The financial information didn't answer the questions serious investors ask.

Multifamily buyers don't purchase buildings—they purchase future income, cash flow, and potential return on investment.

The better that story is presented, the more interest a property is likely to generate from qualified buyers.

If your multifamily property didn't sell the first time, it may be worth taking a fresh look at how it was positioned in the marketplace rather than assuming the market itself was the problem.
