Have you been wondering whatā€™s being built at Hillsboro Blvd & Nob Hill Road in Parkland? šŸ‘€

Itā€™s Wedge Preserve Park ā€” a new 36-acre public park thatā€™s currently scheduled for completion later this year.

This is one of those local projects I think is worth knowing about, whether you already live in Parkland or youā€™re considering moving to Northwest Broward.

I love keeping an eye on whatā€™s changing in the communities I serve because real estate is about so much more than the house. Itā€™s about the community you get to call home. šŸ”šŸŒ³

Things I Spot (and Love) in Homes šŸ”

Not loving the view from your backyard? You donā€™t always have to default to a row of trees or a traditional privacy fence.

I spotted this creative solution at a home recently, a mix of horizontal wood slats and decorative privacy panels that creates a stylish backdrop while helping disguise the view beyond the yard.

It adds privacy, texture and a little personality to the outdoor space and makes the patio feel much more intentional.

More choices. More negotiating power. šŸ”

Inventory is improving, giving buyers more options ā€” and in many cases, more room to negotiate on price and terms.

Waiting for lower rates might sound like the smart move, but hereā€™s an interesting example: One recent Cost of Waiting report showed that waiting a year could mean about $27,500 more cash needed, while saving only $162/month on the mortgage payment. It would take roughly 14 years of those monthly savings to make up the difference.

And if rates drop? More buyers could jump back in, bringing more competition with them.

The rate matters ā€” but itā€™s not the only number that matters.

Thinking about buying? Letā€™s run the numbers for your situation. šŸ”

Broward County drivers ā€” this is one to know about!

With school back in session, nearly 1,300 Broward County Public Schools buses are now equipped with cameras designed to catch drivers who illegally pass stopped school buses.

Right now, drivers are in a warning period ā€” but beginning September 9, violations can result in a $225 fine.

And hereā€™s something worth brushing up on: depending on the roadway and type of median, traffic in both directions may be required to stop. A painted median or center turn lane doesnā€™t necessarily mean you can keep going.

As a Broward County mom AND Realtor who spends a whole lot of time on these roads šŸ˜…, I thought this was definitely worth sharing.

The article does a great job breaking down the new Broward school bus camera program and the rules drivers should know.

šŸ” Don't let the headlines distract you from the opportunities happening right now.

While everyone is watching to see what the Fed does next, today's buyers are gaining an advantage with more inventory, less competition, and stronger negotiating power.

Waiting for the "perfect" rate could mean missing out on the right home. If rates drop later, refinancing is always an optionā€”but today's market offers opportunities you can take advantage of now.

Thinking about buying or wondering if now is the right time? Send me a message, and let's talk through your options so you can make the best decision for your goals.

Attention Home Buyers.

Right now, the opportunity is not just about finding the right houseā€”it's about using this market to create a better deal.

There are more homes on the market, and that gives buyers a little more room to negotiate than they had earlier this year. So instead of only asking, "Can we get the price down?" the better question might be, "Can we improve the payment?" That's where something like a 3/2/1 buy-down can really help.

You may not be able to control interest rates, but in this market, you may have more control over the structure of the deal. The smart move is to know your options and use the leverage that's actually in front of you.

Every buyer's situation is different, and the best strategy isn't always the most obvious one. My job is to help you understand your options, negotiate the strongest terms possible, and make sure you're buying smartā€”not just buying a house.

Have questions about today's market or wondering if now is the right time to buy? Let's chat. I'm always happy to help.

Just listed! This 5-bedroom home in Osprey Oaks is only about 12 years new while everything around it is much older, so you get the high ceilings and newer construction without the older-home headaches. And there's a "secret" 5th bedroom that only 4 homes in the whole community have.

This is the only home in the area offering over 4,000 sq. ft. under air for $1M.

Want to see it in person, or thinking about selling your own place? Drop a comment or send me a message.

Finally checked out Flora Italian Food Hall in Coral Springsā€¦ and now Iā€™m wondering why I waited so long. šŸ•šŸ‡®šŸ‡¹

Pizza, pasta, desserts, an Italian market downstairs, and a lounge upstairs. Definitely worth a visit if youā€™re looking for something different locally.
