Who should actually live in West Palm Beach, Florida?

Because I think West Palm Beach is becoming one of the most interesting places to live in all of South Florida.

For the longest time, West Palm was known as a pretty sleepy, seasonal city.

But that’s changing FAST.

And I think the biggest draw is the lifestyle.

West Palm Beach offers a more elevated, refined South Florida experience, but you’ve actually got a few completely different ways to live here.

DOWNTOWN WEST PALM BEACH

If you want a walkable, urban lifestyle with restaurants, shopping, coffee shops, nightlife, and waterfront access, downtown is probably where you want to be.

FLAMINGO PARK, EL CID & SOSO

If you want something a little quieter with more neighborhood charm, these are some of my favorite areas to look at.

WESTERN WEST PALM BEACH

You’ll find more gated neighborhoods, golf and country club communities, larger suburban developments, and HOA communities with amenities. Perfect for someone who wants more space and a quieter lifestyle while still being close to everything Palm Beach County has to offer.

But here’s what I think makes West Palm Beach REALLY interesting right now.

The city is going through an incredible transformation.

You’ve got major luxury developments

Add in all the new restaurants, hotels, shops, office space, and infrastructure being developed, and West Palm Beach is starting to feel like a completely different city.

And personally, I think we’re still in the early stages of this transformation.

Now, does that mean West Palm Beach is perfect for everyone? Absolutely not.

But if you’re looking for a more refined South Florida lifestyle, whether that’s a walkable downtown condo, a historic single-family home, or a golf and country club community, West Palm Beach deserves a serious look.

West Palm Beach is building what people are calling the BILLIONAIRE CORRIDOR — and the waterfront along North Flagler Drive could look completely different over the next decade.

Everybody knows about the luxury real estate on Palm Beach Island.
But right across the Intracoastal, West Palm Beach is experiencing an incredible amount of new development.

And we’re not just talking about a couple of condo buildings

Here’s what’s happening along the waterfront:
Ritz-Carlton Residences West Palm Beach — A new luxury waterfront condominium bringing Ritz-Carlton-branded residential living to North Flagler Drive.

Olara — A waterfront residential development with luxury condos, a private marina and resort-style amenities.

Shorecrest — Related Ross’s 28-story luxury condo tower, with waterfront views and wellness-focused amenities.

Rosewood Residences — Another major branded luxury condominium project planned along North Flagler.

The $100 MILLION waterfront property — Terra and BH Group have been pursuing a roughly $100 million land deal across from Currie Park, with plans for two 31-story towers and approximately 281 residences.

Currie Park — A roughly $35.5 million waterfront redevelopment bringing improved public spaces, boating access, trails, pickleball and more.

Estates at NOMAR — New luxury single-family homes adding another residential option to the area with no HOA

Rybovich Marina — A major mixed-use redevelopment planned around one of West Palm Beach’s best-known marinas, including 2 residential towers, a private club, dining and retail.

West Palm Beach is getting an entirely new Vanderbilt University campus — and I think this is one of the biggest stories happening in Downtown West Palm Beach right now.

Vanderbilt University has filed plans for a nine-building graduate campus in the Government Hill area of Downtown West Palm Beach.

And we’re not talking about a small satellite office.

Here’s what’s being planned:
Approximately 9 acres in Downtown West Palm Beach
9 buildings, with some potentially reaching 10 stories
Approximately 300,000 SF of academic space
Around 1,000 graduate students annually
A major innovation and research hub
Programs focused on finance, business, engineering and technology
Artificial intelligence and data science integrated throughout
Green space, native landscaping and a proposed arboretum
An estimated investment of $300M+

Current reporting points toward a potential 2029 opening, although the plans and academic programming still require approvals.

But here’s what I think is even more interesting

Why West Palm Beach?
Look at everything happening throughout Downtown.
You’ve got financial firms expanding into the area.

Related Ross continues developing new office buildings, luxury condos and mixed-use projects.

CityPlace continues evolving.

And now Vanderbilt University is planning to bring graduate education, research and an innovation hub right into the middle of it.
That’s a pretty big deal.

Because West Palm Beach isn’t just adding more condos and office towers.
It’s building an ecosystem where people can live, work, start businesses and potentially get a graduate education from one of the country’s leading universities.

And that could have implications for everything from the local workforce and businesses to the long-term demand for housing throughout West Palm Beach.

Carnegie Mellon University is officially coming to Miami

And this could be a much bigger deal for the city’s future than simply adding another university campus
Citadel founder Ken Griffin has committed $3 billion to Carnegie Mellon University, which the university says is the largest individual gift in higher-education history

Of that, $2 billion will support the creation of Carnegie Mellon University Miami, with the remaining $1 billion supporting CMU’s Pittsburgh campus.

And this isn’t planned as a small satellite location.
🎓 35-acre campus
📍 Wynwood, Miami
🏗️ Construction expected to begin in 2027
📚 Initial enrollment planned for 2028
👨‍🎓 Approximately 3,500 students eventually

The campus is also taking a different approach to traditional higher education

Rather than organizing everything around conventional academic departments, CMU Miami plans to focus on major societal challenges including:
Human health + biological discovery
National security + strategic capabilities
Advanced manufacturing + industrial transformation
Energy + climate resilience
with Carnegie Mellon’s expertise in AI, robotics, machine learning and advanced computing playing a major role across those areas.

But to me, the bigger story is what this represents for Miami.

We’ve spent years talking about businesses, investment and talent moving to South Florida.

A long-term technology and innovation ecosystem also depends on education, research and a pipeline of highly skilled people.

And bringing a major research university with Carnegie Mellon’s technology credentials to a 35-acre campus in Wynwood potentially adds another major piece to that ecosystem.

It also gives us another reason to keep watching Wynwood as the neighborhood continues to evolve.

This isn’t another condo announcement.

It’s an investment in what Miami could become over the next decade.

Should you live in an HOA in South Florida?

HOAs get a bad reputation in Florida—but not all HOAs are created equal
Especially as you move west of I-95 in South Florida, you’re going to find a LOT of communities with homeowners associations

But what you’re actually paying for can be completely different.
Some HOAs might simply maintain common areas, landscaping and community standards

Others add gates, security and lawn maintenance

Then you have resort-style communities like Avenir and Arden, where the amenities become a major part of the lifestyle—resort pools, fitness centers, clubhouses, tennis, pickleball, trails and more. Avenir even has multiple major resident clubhouses, while Arden includes a five-acre community farm

Then there are South Florida’s golf and country club communities like Ibis, Broken Sound, Boca West and The Bear’s Club

And some communities offer combinations you don’t see very often:
Sea Ranch Lakes → gated community + private beach club
Admirals Cove → gated + golf + country club + marina
Seagate → golf + country club + beach club

So when someone tells me:
“I don’t want an HOA.”

My next question is usually:
“What don’t you want about an HOA?”

Because there’s a massive difference between paying dues for something you don’t value and paying dues for amenities and services you’d use every single day

And that doesn’t mean every HOA is worth it

You still need to understand the fees, reserves, assessments, rules, financials and exactly what your dues cover before buying

But the question shouldn’t just be:
“Does it have an HOA?”

It should be:
“What am I actually getting for it?”
