Somewhere along the way, I stopped romanticizing this job. And honestly? It made me better at it. 🏡

When I first got into real estate, I pictured smooth deals, a market I’d learn once, and having every answer ready the second someone asked. The real version looks different.

Every transaction has its own twists, and solving them is the part I love most. The real work happens between the accepted offer and the closing table. Bluffton keeps changing, so I keep learning. And when I don’t know something, I know exactly who to call.

Something unexpected shows up in almost every file. Experience doesn’t stop the surprises. It just means I stay calm and handle them.

The fantasy version was easier. The real one is where I actually help my clients.

Real estate is a strange job when you write it all down. 😅

I get in cars with people I met online. I answer my phone at 9 p.m. I’ve photographed more water heaters than family members. I can draw a home’s floor plan from memory but couldn’t tell you what I ate for breakfast.

Every one of those odd habits has a reason behind it, though. The right house won’t always wait until morning. Those details decide whether a home really works for you. And sometimes the most useful thing I can do is talk you out of a house that isn’t the right fit, even when that means I don’t get paid.

That’s the job, and I love it. 💚

Sellers, if you’re holding off because you don’t want to give up your low rate, you’re not alone. But the picture is shifting:

19.5% of mortgages are below 3%
30.4% are between 3–4%
Over half are above 4%, and 22.1% are above 6%
Most of today’s mortgages are 4–6 years old, while the typical seller has owned for about 8.4 years. Life keeps moving: growing families, downsizing, relocating.
