⏰ TIME IS OF THE ESSENCE IN REAL ESTATE! 🏡

Here’s a little behind-the-scenes story from the trenches… because sometimes a few hours can literally mean the difference between getting the house and losing it.

I recently had a seller who had been on the market for a while. We received an offer that was below asking price and included a contingency. Because my seller really wanted to get a deal done, he was willing to negotiate and “walk down the road” with this buyer.

We sent back a counter offer to the buyer… and then we waited and waited!!

One day went by....nothing!

Then, on day 2, my seller received a SECOND OFFER!! It was FULL-PRICE, HIGH DOWNPAYMENT and NON-CONTINGENT!! We still had nothing signed by the first buyer🤔!

Because the first buyer had not signed the counter offer from the seller in the time frame set on the purchase agreement, that offer became void. I notified the buyers agent in writing and guess what?!?! I still haven't heard anything 🤷‍♀️

Honestly, I hate having to do this! I’m always rooting for everyone to get to the closing table! But my job is to represent my seller and protect their best interests.

Here’s the BIG takeaway for buyers:

👉 When your agent sends you documents to sign, don’t put them off. SIGN THEM ASAP!!!!

Read them carefully, ask your questions, talk to your agent — absolutely. But once you’re comfortable get those documents signed and executed so your agent can get them back to the seller.

Because in real estate, things can change FAST. ⚡️

That “I’ll sign it tonight” attitude could turn into another offer showing up and that offer could be the one your seller chooses.🥺

Moral of the story: When you find the house you love, be ready to move! 🏡❤️

Nobody's agreeing on where we are right now!

The real estate market doesn't care what any of us think. It just does what it does. Right now in some cities in Metro Detroit we are in a sellers market while in others there is so much inventory, buyers are winning out!

So, is now a good time to buy or sell?? The short answer is YES!! Even with higher interest rates, buyers finally have the ability to negotiate again. So, in many cases the higher rate is now being off set by a lower purchase price.

As for you sellers, turn key homes are are still selling quickly. So make sure to have your home in tip top condition. You only have one shot to make a first impression! Also, pricing your home correctly out of the gate is now more important then ever.

So if your trying to buy or sell right now it's important to have the right realtor ( aka me 😉) in your corner. The days are long gone where a seller could just put a sign in the yard and the home would sell for 50K over ask!! Let's set up a solid plan that will work for you in this ever changing real estate market!

🏡 CLOSING DAY… TIMES TWO! 🥂🔑

Last Thursday was a BIG day for Josh & Amanda and their amazing son! They closed on their new home AND the sale of their current home… ON THE SAME DAY! 🎉

And let me tell you… neither transaction was easy. 😂

Their home-buying journey had a few plot twists:
➡️ First house they offered on? Bad inspection. They made the smart decision to walk away.
➡️ Then came the Grange Hall house. Their offer WASN'T accepted—the seller chose another buyer.
➡️ BUT… that buyer eventually backed out, and guess who just happened to call the list agent that day to check in...me!!🤗
➡️ The catch? Their purchase was contingent on selling their current home.
➡️ We got Arabelle under contract within the first few days on the market… only for that buyer to release. 😳
➡️ Then came Offer #2, and THIS time it was smooth sailing! 🚢

What makes this one extra special for me is that I originally helped Josh & Amanda find their Arabelle home back in 2022. There is nothing I love more than having clients come back to me when they're ready for their next chapter. ❤️

Josh & Amanda, you two handled EVERY SINGLE OBSTACLE like absolute pros. You never gave up, never lost your cool (at least not with me 😂), and trusted me through all the twists and turns.
