Q3 Market Snapshot | Western Montana
The third quarter tells a pretty clear story across our part of Montana: the market is moving - but at a more measured pace, and the picture varies quite a bit by county.
Flathead County remained the strongest of the four in overall volume, with 527 closed sales, up 5% from Q3 2025. The median sales price rose 3% to $660,000, while average days on market increased slightly to 131 days.
Lake County moved in a different direction. The median price fell 16% year over year to $515,000, closed sales were down 12% to 99, and homes spent an average of 171 days on market - the longest of these four counties.
Farther south, Ravalli County had a strong quarter for transaction volume, with 198 closed sales, up 16%, while the median price edged up 2% to $611,250. Missoula County also posted more sales - up 4% to 416 closings - even as its median sales price declined 5% to $530,000.
One common thread? Homes are taking longer to sell everywhere. Days on market increased in all four counties compared with Q3 2025 - from 4% in Flathead County to 19% in Missoula County.
The broader takeaway: this isn’t one single “Montana market.” Some areas are seeing prices hold or rise, others are adjusting, and buyers appear to be taking a little more time before making decisions. For sellers, pricing and presentation continue to matter. For buyers, a slower pace can create more room to evaluate the right property rather than simply race to the finish line.
