Market Monday, in one number: 7.24%.

Freddie Mac's 30-year fixed fell for the second straight week, to 7.24% for the week ending October 29. On a $400,000 loan, that is about $2,726 a month in principal and interest.

Essex County behind the headline: median listing price $740,723, median sold price $690,000, 2,597 homes for sale, a median of 39 days on market, and sales landing at about 100% of asking.

Two ways to read that. Buyers: homes that sat while rates were higher deserve a fresh look, and some sellers of those homes are more flexible than they were in September. Sellers: 39 days is what happens to the average listing, and the ones that move faster are priced for the market we actually have.
