Thinking about selling your home and wondering whether you should renovate first? More isn't always better. A major kitchen or bathroom remodel may look beautiful, but that doesn't necessarily mean you'll recover every dollar when you sell. Sometimes fresh paint, updated lighting, minor repairs, landscaping and thoughtful staging can make a much bigger difference than an expensive renovation. Before investing significant money into a property you're planning to sell, it's worth understanding what today's buyers in your particular neighborhood actually value and what they're willing to pay for. A conversation with your real estate advisor before starting the work could potentially save you from spending money where you don't need to.

Fall is a good time to give your home a little preventative attention before the end of the year.

A few things worth checking:
• Inspect your roof and gutters for damage or debris
• Have your HVAC system serviced and replace filters
• Check windows and doors for deteriorating seals
• Look for small plumbing leaks before they become expensive ones
• Test smoke and carbon monoxide detectors
• Trim trees or landscaping that may be getting too close to the house

Routine maintenance isn't particularly exciting, but catching a small problem early can save a homeowner considerable time and money later.

And if you're thinking about selling in the next year, staying ahead of deferred maintenance can make preparing your home for market much easier.

If you've been considering buying a home but have been sitting on the sidelines, this may be an interesting time to take another look. The fall market typically brings a different dynamic than the busy spring and summer months with motivated sellers, less competition among buyers and, in some cases, more room to negotiate. That doesn't mean every home is suddenly a bargain. But for buyers who are prepared and patient, there may be opportunities right now that weren't available a few months ago. As always, the key is understanding the market you're buying in and recognizing value when you see it.
