JUST SOLD | 3118 W 43rd Pl, Leimert Park

Not a typical sale. Not a typical strategy.

From strategic pricing to targeted buyer outreach, this transaction required careful planning, modern marketing, and disciplined ex*****on.

The goal was never just to list the property. It was to build the right strategy to get it sold.

If you're considering selling in Los Angeles, I'd welcome the opportunity to discuss your goals.

When parents buy a home, we talk a lot about school districts. Parents will move across Los Angeles to get into the “right” one.

But buying the house is the easy part.

Then you have to show up.

Volunteer. Know the teachers. Be part of the community.

I had a great time volunteering at my kids’ school a few weeks ago. A great school helps. Involved parents make it better.

Probate real estate in California requires more than knowing how to list and sell a property.

I joined attorney R. Sam Price on Probate Notes to discuss the systems I use to handle probate and trust sales—from confirming court-issued Letters and understanding authority to ordering a preliminary title report, preparing disclosures, handling AVIDs, and navigating court confirmation.

Knowing when to ask for help can save your life. Having the courage to ask can change it.

Today, I taught my Cub Scouts what to do if they're lost, stranded, hurt, or facing an emergency. But the most important lesson went far beyond emergency preparedness.

It's about having the courage to speak up when you need help.

Tell a teacher if you're being bullied. Tell your parents when something is wrong. Talk to a friend when you're struggling. And as you get older, don't be afraid to seek therapy or ask for support when life gets difficult.

Too often, we confuse independence with having to figure everything out on our own.

Real courage isn't pretending you don't need help. It's knowing when to ask for it.

That's a lesson I hope these kids carry with them for the rest of their lives.

This is our new project. It is officially move-in ready.

Just bring a roof. And walls. And maybe a little imagination. 😂

But seriously, with interest rates moving around again, I’m reminded of something I’ve believed for a long time:

If your entire real estate business only works when rates are low, you don’t really have much of a business.

Markets change. You adapt.

Sometimes that means educating clients differently. Sometimes it means changing what you’re buying, what you’re selling, or where you see opportunity.

Yes, higher rates slow things down. They also create opportunities that simply aren’t there when everybody feels comfortable.

I’ve always liked the uncomfortable markets.

And apparently, houses without roofs.

JUST SOLD | LEIMERT PARK

A first-of-its-kind TIC transaction at 3120 W 43rd Pl — sold 2X faster than nearby properties.

This wasn't a conventional sale, and it didn't call for a conventional strategy.

The right structure.
The right positioning.
Disciplined ex*****on.

Complex deal. Clean ex*****on.

When a property requires a more sophisticated approach, strategy matters.

Can math actually help solve an inheritance dispute?

When siblings inherit real estate and other assets, dividing everything “equally” doesn’t always feel fair. One beneficiary may want the family home. Another may want it sold. And sentimental value can make an already difficult situation even more complicated.

In this episode of The Probate Realtor Show, I sit down with financial advisor Mark VanderPol to discuss a different approach to fair inheritance.

We get into how families can navigate property valuations, beneficiary preferences, mortgages and liquidity, tax considerations, and the emotional side of dividing an estate. Mark also introduces Celestial Divide, a tool designed to help allocate assets based on what beneficiaries actually value.

It raises an interesting question:

If two siblings want the same inherited property, should the person who values it most have the opportunity to keep it?
