A $2,600,000 sale at approximately $913 per square foot is a result worth sharing. But the most important work happened after the contract was signed.

At 3000 Rockwood Road in Joshua Tree, the first challenge was supporting the contract price through the appraisal.

The appraiser wasn’t familiar with the area. I met him at the property, provided local-market context and presented tangible comparable sales, explaining what made them relevant to this property.

The appraisal came in at contract value.

We then had to address a separate classification question: why the ADU didn’t make this property a duplex. I drew on my previous sales to provide relevant examples and help resolve the issue.
