Here's something I've been telling buyers in Old Farm District lately: all that extra inventory you've heard about across Bend this year hasn't really reached this neighborhood. Mature trees and a lived-in street just can't be built fast the way a new subdivision can, so homes here are still moving at the same pace they were earlier in 2026.

I had a couple this fall wait six weeks hoping for a discount on a home they loved, hoping the slower market would catch up to this part of town. It never did, and they lost it. They moved fast on the next one instead and had it wrapped up in four days.

Anyone else watching this corner of SE Bend right now? I wrote up what's still holding value here and who it's a good fit for: https://gobendhomes.com/blog/is-old-farm-district-bend-oregon-still-a-good-buy-in-2026/

Heads up if you're watching Orchard District over in NE Bend: all that extra inventory you've heard about in Bend this year hasn't really shown up here. This neighborhood is still moving at the same pace it was earlier in 2026, newer homes with a real yard, priced in a range that still works for a lot of families and move-up buyers.

I had a buyer try to "sleep on it" over a weekend last month on a good one here, the way you might be able to get away with on the west side right now. Someone else wrote a clean offer Monday morning and got it instead.

If you're house hunting in this part of town, worth a read before you walk into a showing with the wrong expectations: https://gobendhomes.com/blog/is-orchard-district-bend-oregon-still-a-good-buy-in-2026/

I keep getting the same question from D.C. clients lately: what's it actually like to swap the Beltway for Bend? Short version, your commute basically disappears and Mt. Bachelor is suddenly a half hour away instead of a weekend trip. Longer version, the job market and the climate are real adjustments, not just upgrades, and I'd rather tell you that upfront than let you find out after closing.

I wrote up the honest comparison, what your money buys here, which neighborhoods D.C. transplants tend to love, and the mistakes I see most often. Anyone else out here who made that exact move? https://gobendhomes.com/blog/whats-it-like-moving-from-washington-dc-to-bend-oregon/

If you're eyeing a condo in Old Mill District, here's the thing nobody tells you to check: the HOA, not the finishes. I had a client this fall choosing between two units a few blocks apart that looked almost identical. The HOA paperwork told a completely different story once we actually read it.

Walkability is still the whole appeal down there, river trail, restaurants, the amphitheater, all on foot. But not every building behind that location is the same purchase. I wrote up what I'm telling buyers to check before they tour, and which units are actually holding their value this year. Heads up for anyone watching Larkspur in SE Bend hoping this year's slower market means a deal: it hasn't softened here the way it has on the west side. Homes in this price range are still drawing multiple offers when they're priced right.

A buyer of mine found that out the hard way this fall. He waited for a discount that never showed up, lost a house to a full-price offer, and came back three weeks later ready to move fast instead. I wrote up why this part of town is behaving so differently from the rest of Bend right now, and who it's actually still a good buy for. Did you know one of the NW Bend neighborhoods I work in has only 31 homes, total? Shevlin Estates is that quiet, tucked-away corner near Shevlin Park, and it's a great spot to live but a tricky one to sell, mainly because some years almost nothing there actually changes hands to compare against.

I wrote up exactly how I handle pricing and marketing a listing like that honestly, without just guessing at a number. If you've got a home in Shevlin Estates, Reserve, Court, or anywhere else in that cluster and you're wondering what it's actually worth, this one's for you.

Anyone else live on a street where the "comps" are basically your own neighbors, three houses deep? Full post here: https://gobendhomes.com/blog/how-do-i-sell-a-home-in-shevlin-estates-bend-oregon/

Anyone else skip right past Mountain View in NE Bend because the name made you expect a Cascade backdrop that isn't there? I get it, but that's exactly why it's still a good buy in 2026. Fewer buyers search for it by name, so it draws less competition than its NE Bend neighbors, even though it sits in the same price band that has stayed hot all year while other parts of town have slowed down.

A move-up buyer of mine almost skipped a house here for that exact reason, toured it anyway, and wrote an offer that afternoon. I wrote up what still makes it worth a look and who should keep searching elsewhere instead: https://gobendhomes.com/blog/is-mountain-view-bend-oregon-still-a-good-buy-in-2026/

Quick one for anyone eyeing NW Bend: Shevlin Reserve only has 16 homes total, and in a given year almost none of them come up for sale. I get asked about it more than you'd think, usually by buyers who found the name after falling for the bigger Shevlin communities first.

It's a great fit if you want quiet and privacy more than you want options, and you're not in a rush. It's a rough fit if you need to move on a deadline or want to compare a few homes side by side before deciding.

Anyone out there been watching this one for a while? I wrote up exactly who it's actually built for and who should look elsewhere in the Shevlin cluster instead: https://gobendhomes.com/blog/who-is-shevlin-reserve-bend-oregon-actually-right-for/

Had a seller this year get 5 offers on her home in 5 days. The one we ended up accepting wasn't even the highest number on the table, it just had the stronger financing and a closing date that actually worked for her. People assume more offers means pick the biggest check, but it's really about which one is most likely to actually make it to closing day.

That home listed at $699,900 and closed a month later at $750,000, and honestly watching sellers' faces when they realize the "winning" offer isn't always the obvious one is one of my favorite parts of this job.

Anyone else been surprised by how an offer situation actually played out, buying or selling? Full story here: https://gobendhomes.com/blog/how-do-i-handle-multiple-offers-when-selling-my-home-in-bend-oregon/
