If you’ve been told you have to leave town to get acreage and no HOA, here’s the exception.

This home sits on .61 acres of mature trees, set way back from the road. Once you’re down the drive, it’s just you and the trees.

The 2,024 SF home has been extensively updated, with new flooring, lighting, smooth walls, and every door and window replaced.

Upstairs works like its own retreat. The primary suite has a large walk-in closet with a laundry chute and an ensuite with custom tile and heated floors. There’s also a huge flex space with two balconies, so you can open the sliders and be out in the trees.

The main level has a modern kitchen with a gas range, new appliances, and a breakfast bar that opens to the living and dining areas. Two more bedrooms, a full bath, a powder bath, a laundry room, and dry storage finish out the floor.

Out back, a deck looks over the park-like yard and a stone-lined fountain. There’s room to park the RV, plus an oversized two-car garage with 240V power and space for an ADU.

No HOA. No CC&Rs. Inside city limits.
DM us “TREES” for details or to set up a private showing.

Here’s what’s on in Bend this November.

November in Bend is a good test of whether you’d actually like living here. Fall color is hanging on in a few sparse spots, the days are shorter, the weather is cooler, and the powder is just starting to build.

In the meantime, this month still has plenty to feel good about: lots of comedy, a race, a film fest, and a Motown night, all in one week.

Powderhound is the one for skiers and riders. It’s a fundraiser for the Central Oregon Avalanche Center, Thursday the 19th at the Tower.

The Turkey Trot is $20 for community members, and the toddler run is free.

Dates and times are on the slides. Bundle up and buckle up for fun and activities this month.

Which one would you pick?

When you see a Bend listing advertising an active short-term rental, don’t take it at face value. Ask when the permit was issued. Then ask whether the property sits in one of the few subdivisions exempt from the permit altogether.

Bend’s rules depend on the date and the location. Permits filed after April 15, 2015 belong to the owner, and they end when the property sells, with a few narrow exceptions. The buyer has to apply for their own land use permit and operating license.

Permits approved on or before April 15, 2015 run with the land. Even then, the new owner has to get a new operating license within 60 days of buying the property. Those older rentals also can’t add bedrooms or grow in size.

So a seller saying the place is permitted doesn’t tell you enough. Ask for the permit and its approval date, then check the city’s page yourself.

No pre-2015 permit? That doesn’t mean you can’t get one. It means you need an experienced agent to guide you through the process. We’ve helped clients buy and permit Bend STRs for years.

You know how to reach us. 👋

Full breakdown on how to navigate the purchase of an STR Bend is on our YouTube. Link in bio.

Everyone’s waiting for the Bend market to make up its mind.

The September numbers show that homes are taking longer to sell than they did in the spring, but not as long as this time last year. Inventory is at about three months, up from around two and a half last winter.

It’s not a crash and it’s not a boom. It’s a market that gives buyers more room to choose and negotiate.

Amid all the fear and hesitation, we’re actually seeing some of the best opportunities I’ve seen in our market ever.

If you’re buying and the list price doesn’t work, tell us what does work. Our whole job is creating solutions and seeing opportunity. Seller credits may be more impactful and widely accepted right now. We can help you decide if that makes sense for you.

If you’re selling, here’s my advice: listen to your agent. Price the home the way we recommend. Look at creative financing if it fits your situation. Or don’t sell. Waiting is a real choice too.

The question isn’t whether now is a good time. It’s whether the house works for your life at the price it’s listed.

Send me a DM with your situation: buying, selling, or both.

Putting yourself out there online means people form opinions about you before they ever meet you.

Some of the assumptions about me as a real estate agent who posts online are fair, and I’d rather own those. Others are just wrong. A few are about Bend itself, and I have opinions about those too.

If you want to know what my days actually look like, or what living here is like day to day, ask me. I’d rather give you the real version than let you guess.

They decided what they want their life to look like before they started looking at houses.

So they show up prepared. They know their budget, they’re honest about their timeline, and they move when the right place comes along.

They care more about how close the trailhead is than how big the entryway is.
And they don’t try to win every point in a negotiation just to win it. They already know which ones matter.

That’s who we do our best work with.

If that sounds like you, send us a message. We’d love to meet you.

Micah bought his first investment property with us. Even before our standard review request went out, he told us, “I’m going to write a glowing review about your team!”

He didn’t mention negotiation, but it’s the part I’d point to for anyone buying a first investment.

Good negotiation isn’t about squeezing the other side for the lowest number. It’s about understanding the story behind both parties and reaching terms both people can live with.

A first investment is easier to manage with a team that listens, has experience, knows this market and the people in it, gives you options, communicates on time, and keeps the deal moving, even when it gets hard.

If you’re weighing a first investment in Central Oregon, send us a message. We’ll walk through the numbers and tell you honestly whether it makes sense.

Thank you, Micah.

6 years in real estate, and not one of them looked like the year before. Here's what was going on in each photo.

2020: I got my license while we were still farming and I was a stay-at-home mom. I took this photo myself. I was bootstrapping it from the beginning.

2021: We bought our house in Bend sight unseen in the middle of the COVID housing craziness, and I represented us myself. I spent that year as a transaction coordinator for busy agents, learning a bonkers market from behind the scenes. Still DIYing it. We were one happy family to be here.

2022: Things started to look a little more polished. Suzanne was still working a corporate job and selling on the side, and I got my first real education in investment real estate. I knew I had found my forever business partner.

2023: We were out there doing our thing. I worked my tail off, and Matthew and I finally got married.

2024: Top producers, and our busiest year yet. We bought our first out-of-state investment property and stretched in about ten directions at once. This is us girls in Vegas.

2025: We started mentoring other agents, and Matthew and I bought our home on the river. It was also the year I learned that more isn't always better.

2026: The business is steady. Not busy, steady. This photo is from a shoot that was one of our fails this year. Even in the down times, having one of my favorite people to do it with makes everything better.

Here's to the next 6.

Our buyers paid $119K under the original list price on this home. 🏡

2565 NW Rippling River Court in Rivers Edge Village. Single level, 3 bed, 2.5 bath, backing the 16th green with a view of the Deschutes and walking distance to the River Trail.

It listed in February at $1,159,000. It closed in September at $1,040,000, plus $35,000 in seller credits.

With rates where they are, that kind of spread changes the monthly payment and affordability in a real way. Deals are still getting done in this market. But they take patience and a willingness to ask.

The lesson for buyers: pay attention to days on market. A home that has been sitting 100+ days usually has a seller who is ready for a different conversation than they were on day one.

To our buyers: you were a joy from the first showing to closing day, and by the end it felt like working with friends. You've already sent your parents our way, which is the best compliment we could get. Thank you.

Listed by Heather Neet, Windermere Heritage.

October in Central Oregon is crisp mornings, changing leaves, less traffic and a calendar that fills up fast if you know where to look 🍂

Here's what we're putting on ours this month 👇

🎨 Oct 2-4: Bend Fall Festival
A Bend classic. Free art, music, food, and family activities to kick off the month.

🎬 Oct 7-11: BendFilm Festival
Independent films at local venues around town. Our favorite excuse for a few nights out without kids.

🌾 Oct 10-11: Sisters Harvest Faire
Local artisans, live music, and food in downtown Sisters. Worth the drive on a fall weekend.

🏡 Oct 10: Hollinshead-Matson Homestead Museum Open House
If you've been wondering what that old house is at Hollinshead Park, now's your chance to find out. Take a look at 1940s Central Oregon life at the historic homestead.

💼 Oct 15-16: Bend Venture Conference
For the entrepreneurs, investors, and anyone curious about what's being built here. A great place to meet other go-getters.

🌙 Oct 17: Moonlight Market
A spooky-season evening market at Silver Moon Brewing. Casual and family-friendly.

🎨 Oct 23-25: $20 Art Show
Local art, music, and food, and every piece is $20. An easy way to bring a little Central Oregon home.

🥫 Through Oct 31: Feed Sisters Food Drive
Help stock the Kiwanis Food Bank and support the Sisters community this fall.

Community doesn't pack up when summer ends here. It shifts into slower weekends, cozy evenings, and more chances to run into your neighbors.

Which one are you going to?
