Land AI We handle seller outreach, conversation, and qualification so land investors get AI-qualified leads without touching the phones.

Joe McCall counted a year of his land deals. 58 deals. 4 closed on the first conversation. 54 closed on the follow-up.

The callback is where your contracts come from. Here's how I open it with our example seller Linda, who wanted to talk to her husband Dave first:

"Hey Linda, it's Brandon from Land AI. How have you been? Last time we talked, you said you wanted to talk this over with Dave. How'd that conversation go?"

I never ask "Did you get a chance to talk to Dave?" She says "not yet," and the whole conversation is dead.

What's the first thing you say when you call a seller back?

10/27/2026

You get about one minute before a land seller decides to open up or put up a wall.

Here's how I open with our example seller Linda:

"Hey Linda, this is Brandon with Land AI. How have you been?"

Then I stop and let her answer.

"You talked with my team on Monday about your 10 acres in Arizona. I'm the one who decides what we buy, so I just wanted to call you myself."

Two sentences do a lot of work. She hears a friendly hello, a real reason for the call, and the person who can actually get the deal done.

What's the first line you say when a seller picks up?

10/23/2026

Most land investors open with the one question that makes sellers shut down.

"What's got you thinking about selling?" Sellers hear a trap. You called them.

Try a light guess that's a little wrong. A seller moved to Texas to be near the grandkids, so you say, "I'm guessing that money goes in the bank as a nest egg."

People love to correct you. "Actually, we want to help our daughter buy a house next spring."

Now you know the reason and the timing. The reason tells you which offer to make.

What's the best answer a seller ever gave you when you asked why they're selling?

10/20/2026

Linda wants $100,000 for her 10 acres. Your cash number is $60,000.

Agree with her number. Arguing only makes her defend it.

Then show her what a listing puts in her pocket. Land sits on the market for months, sometimes a year. The agent takes about 10%. Say it sells for $90,000 after a price drop. She walks away with $75,000-$80,000, and nobody knows when.

Now she's comparing $60,000 in her bank account in 30 days to $75,000-$80,000 at some unknown time after a bunch of work. A lot of sellers see that as a fair trade.

What number did a seller throw at you this week?

I compared the six main ways to get land sellers on the phone in 2026: Land AI, Land Caller, Lead Mining Pros, Land Talk Pros, Call Motivated Sellers, and hiring your own caller. Prices, guarantees, contracts, and who each one fits. I run Land AI and rank it first, so every competitor fact links to their own site for you to check.

I run Land AI, so I'm biased, and I'll rank us first. I still wrote this so a land investor can pick the right service even when the right one isn't us.

Once you can't just work more hours,

business becomes something else entirely: a decision-making game.

Brandon puts it simply — the decisions you make and the order you make them in decide how well you do.

So he built a "CEO Brain": every decision from the past year, how it turned out, and the frameworks he used, all turned into an assistant that helps him decide what's next.

When time runs out, better decisions are the only lever left.

Here's a huge one: tons of business owners with great, cash-flowing companies are about to retire — and all their hard-won knowledge is stuck in their heads.

Some of them don't even have smartphones.

Nick built a tool that just has conversations with them, pulls out all that expertise, and turns it into a dashboard the business can actually use.

Capturing that knowledge before it's gone is going to be massive over the next 5-10 years.

Most people open AI and just say "build this" — then get frustrated when it misses stuff.

Nick does it differently: he turns on plan mode and voice, and lets the AI interview HIM first.

By the time it starts building, it already knows exactly what he wants.

Such a simple shift, and it makes everything come out better.

Quick but important distinction here: a lot of "automations" only run when your computer is on.

Nick runs his agents in the cloud, so they never sleep — always monitoring, always working, no laptop required.

That's the difference between a nice trick and real infrastructure.

Worth understanding if you're serious about automating your business.

Great advice for anyone with a 9-to-5: you don't have to leave your job to get ahead with AI.

Nick says just go learn it and become AI-native in your field.

His old co-workers took that advice, and now they're the most valuable people in their departments — the ones everyone else is trying to learn from.

The edge is right there for the taking.
